I had entered into discussions for purchasing one of resale flat in this society. I dropped my plan due to worst condition of gardens and learned some doubts around the title of land for children play area when I saw the project blueprint. Got to know about water issues . compound wall was collapsed.

I am a owner of 2BHK flat in this society, this project is incomplete, wall compound is collapsed, there is no water conconnection provided. At the time of purchase seller/builder assured me for completing of pending works, now he has refused after taking complete money from me. I have experienced this builders group is unethical and unprofessional, who have an intention to cheat innocent buyers. I have observed cheating in open area and childrens play area land title. There are so many legal issue are in place. I am a recent buyer of this project and repenting my decision of buying a flat in Phinix Elina. Kindly think twice before purchasing flat in Phinix Elina Building.

Worst society ever. Building is fine , spacious too but there's limited water supply, maintenance charges are way too high. Committee members are uneducated villagers. If you're students, they'll try everything they can to trouble you. I mean it EVERYTHING. no matter how good you are. Water issues, lift issues, trouble from society, high rent.

I feel I have lost my hard earned money for buying a flat in Elina. Zero satisfaction of dream home. There is huge harassment for water. Many disputes. Builder do not pay the maintenance charges so our flats are affected.

Builder is cheater ,it is very surprising that educated builder is doing cheating activity. He collected hard earned money from customers and denying to complete the mandatory work which is required for normal human being they are not interested human values their belief only in sugar-coated words and cheating. activity.In review norms last is one star actually rating should be available for him zero dustbin.

This builder cheated us & his close friends, took their money & started this company named Phinix Developers. He advertised the project as Digital Living & megabytes of High definition living but not delivered as per commitment. There are not even basic needs fulfilled & even no water supply arrangement done by Phinix Developers. He promised verbally and through presentation & email to us that 4 borewells had been taken and water harvesting was being utilized to ensure adequate water supply for all buyers but this was not true when we actually got possession. Phinix Developers main partners Amit Dixit & his wife falsely promised us that pure and hygienic water is adequately available free of cost from the well of the landowner’s farm, at all times, for the use but he forced us to use purchased water for our drinking & other purpose. At the time of booking he shown us the adjacent farmer's well & lied that the well belongs to him as he have a lifetime agreement with the farmer. The borewell did not have any water & he misled & cheated us. After possession he informed us to purchase water on our own. RO plant & STP he provided was found to have several problems & both units were under frequent breakdown. Also, the pipeline he has done is faulty. RO unit is always under breakdown, the motor & pump dismantled for repair but the RO water still comes to the RO tap provided in the kitchen. He has not done any pipeline to receive government water. He abandoned the project without doing the mandatory work by authorities. Solar water heater is mandatory as per competent authorities but he provided local made solar water heater with cheap quality, faulty design in which water tank is located below the panels with forced circulation by pump & motor. Also, the water softener is required to remove the scale & salts form water as the water in the area is very hard & salty. The solar water system is not working properly. There are major plumbing issues & non potable water gets mixed in the taps. This builder shown amenities in the government land at the time of booking & until possession. After possession, it was revealed that the amenities shown by him was cheating by him to all buyers. Also, Phinix Developers cheated buyers in calculation of carpet area. Approved plan shown 2 lofts i.e. 1 loft in each bedroom but the cheater provided only one loft. He charged the loft area as carpet area to many buyers & taken approx. 1 lac rupees extra from 31 buyers. He shown childrens play area on the land of which he did not possess the title. Buyers purchased the flats considering this amenity but he failed to deliver the title of the land. When buyers contacted the competent authorities to complaint about this mass cheating, Phinix Developers Amit Dixit & his wife filed several false cases against his customers who demanded the completion of work. He started harassing us for various reasons as we asked him for the work not performed by him as per commitment. Our decision is complete disaster, we have not received what we booked & we are suffering continuous harassment by this builder.

Visited this building after lockdown. Very bad & dirty condition of the building & surrounding. The compound wall was built without any foundation which collapsed at many places & boundary is open, unsafe. Had discussion with some residents whose feedback was very bad, there is an anger among residents. Builder cheated them, Residents have to contribute pay huge amount for water every month. Water is not available all the time. Residents informed that Snakes, dogs, crabs are more often seen because the surrounding area is left unfinished by the builder. Builder partners cheated buyers by giving Digital living commitments, builder partner informed buyers that he is USA returned & he will take care of quality & customer satisfaction but he cheated all buyers. The USA returned partner is not paying society maintenance charges for his unsold flats. Other partners have paid maintenance charges but USA return partner is not paying. Also builder cheated some new buyers. He sold the flats & now they are unable to get society membership because builder has not cleared previous dues & new buyers are stuck. New buyers are following up with builder but he is not responding.

Worst Building to stay. Visited this place to buy new flat, its not even worth of 45lac. dont buy. You can see the condition in just 2 years.
