Carpet is area is 750 sqft.
Price/sq ft is very reasonable as it's approx with ready reckoner rate of 71500/sq mtr.
Monthly maintenance is approx 3000/month for initial period, it will increase once society fully functional to 5000/month or 6000/month.
No problem with water as Project is near river side.
Problem with mosquitoes only.
