The place is far from Nandankanan main road, but very soon it will have good communication as new Bhubaneswar railway station has started operation. Premium built quality by the builder. This is my non-biased personal view, as I have personally visited to this place several times. My verdict may differ as per your view.

No trees around.
You have to pay a fortune of 75 to 85 lacs for 1200 sq ft plot with a duplex at a very remote place.
Calculate land price @500(even lesser) for 1600 sq ft(road sqft included) Land cost 8 lacs max
Calculate construction cost @ 1200/ sqft for 1800 sqft. It comes to 22 lacs . For premium construction, let it go up to 33 lacs.
Total 41 lacs.Builder is loading a profit of an equal amount.Who don't know this are going ahead.
2.5 km from Nandan Kanan on the other side of the railway line.
Narrow connecting road where a truck can obstruct your car.
Adamant builder. You ask for papers and they hesitate.
Better houses/ duplexes/ flats are available at cheaper prices bang on the main road to Jatani close to airport,AIIMS, Railway station.
This project has fooled the buyers by talking about a future road which will pass near it.

★ ★ ★ ★ ★ The society is really very awesome.....clean and maintain..... civilized in a very well manner.....but to be honest it's in the outskirts of bbsr......very much deep inside villages..... narrow roads.....and somewhere I felt that the qualities of material used for making houses are not good......many of the houses turned black out of water leakage

★ ★ ★ ★ ★ Project is good for you want a duplex house in Bhubaneswar, but it's so far from city, not exactly far but roads are very narrow and also neighborhood is not so good. If you travel from Patia, Bhubaneswar..you may not feel so good about it. Buy yes as soon as you enter to the project..you may love it.
