Exotica Dreamville - Greater Noida

Please consider reading before investing your hard earned money here. Being a resident, I would like to share my final set of experience with Exotica Housing after 1 year of booking flat and taking possession thereafter. It has been an over hyped project with lot of promises and commitments. However in reality buying a flat here is an invitation to struggles. NOT AT ALL IDEAL FOR WORKING PROFESSIONALS and FAMILIES who want to settle down peacefully and focus on their personal and professional development. Therefore I am forced to write this review. Very nice behavior till registration process and post that they won't solve any issues no matter how genuine they are. People in charge of these departments will remain unavailable due to numerous reasons and don't even bother to reply on e-mails. The maintenance of this location has been taken care by Colliers International. Again just a name, but not at all professional and proactive with their approach. Even cases of basic hygiene are getting highlighted by residents to them on day to day basis. List of issues that I have been faced so far - Improper parking space - a) They never disclose the parking number till the day of registration. I only got to know the number at registrar's office at the time of signing the documents. b) It was already occupied with project stuff so no point of parking car there. I have been hearing since possession (Sep-18) that it will be vacated, but still no progress. 1.5 months back it became a bit visible however moving car in between that space with pillar in between is not feasible. c) Notified the issue on mails multiple times but NO REPLY. I am forced to park my car somewhere else, but no solution with change in parking provided yet. d) Overhead wiring panel over the parking lot. Again notified that it posses a threat, but still no reply to change the parking. Security Changed recently from renowned Panzer to some Citiforce. This brought a bunch of untrained professionals who didn't even know how to react in emergencies, write details of visitors and dial extn. numbers. This step was taken without keeping residents into confidence within 4 days. Hygiene Worst maintained property with poor housekeeping facility. a) Vendors who are being allowed to enter in society and towers and not being checked properly and hence walls are filled with spitting. Despite of requesting for penalties no action has been taken by Colliers and hence walls are continuing to get dirty. b) STP water supply quality is snot up to the mark. It is filthy and stinky at times due to no routine cleaning of tank and adjoining pipes. c) The tanks are not covered so in summers you will receive hot water in your taps and even jet spray. Notified multiple times, still no action. List is a big longer but these are major ones which you should consider before even thinking of investing here. Once sold its seller's market and Exotica Housing is no different. A very bad post sales experience and unprofessionally maintained society despite of hefty monthly maintenance. It's a shame when your relatives also notice such issues and highlight.

Exotica is Very Big Company of Apartments Every Exotica Apartments is Very Good My Friend Said, But I only visit This Exotica Dreamville, And Exotica Eastern Court that exotica society also very Clean and Green, Very Nice and Beautiful Society, This is my only Two Exotica Apartments Experience not all, But my friend visit and stay in exotica society that's why my friend experience all exotica society is so good......

Well maintained society. For new commer Don't go for tata broadband connection. Worst service .

Great location and good commercial at the front. Little bit crowded towers.. But upkeep not in sync with amount of maintenance charged by the builder.

Liked this place.Quality looks better then other in extension, only minus from my side is not having sufficient green cover or walking space.

Maintenance cost is very huge as compare to near by societies. - Monthly maintenance charges 2.50 Per sq. ft. including sinking fund - Additional mandatory club charges 470 Rs per month. Not more than 30 residents can use Gym at a time - Additional garbage collection charges per month - Additional grid fixed charges per month - Additional DG fixed charges per month - STP issue - Water supply issue Overall total maintenance cost about 3.5 per sq. ft. Note : Only residents who are living in society can give genuine reviews. All 5 star reviews may be promotional or by property dealers/agents.

Exotica is located close to Gaur city and comprises of 12 to 14 towers of 19 floors. The property is well managed and you have basic amenities for the resident's like a club house, a pool, the playing area consists of a basketball court, outdoor badminton court, tennis court a children play area etc. This place is a bit over crowded and there is very less space between flats and hence this can be a little less airy.

Good crowd. Well maintained apartment with club house (billiards, spa, jacuzzi, swimming pool, meeting room, gym). In close proximity to the mall. Next to a super market.
