★ ★ ★ ★ ★ Bijli Gul, meter chalu; this is an apt statement for Gulshan homz. I live in one of their developed society, which from outside looks good, but has a major infrastructural flaw. The electricity supply is completely erratic. The fault doesn't lie solely with the supplying agency but the builder as well which lacks in initiative as it makes money out of the situation and till few weeks back at astronomical prices of power backup. More recently the power failures have become increasingly local to the society. The builder management plays pricey and block any communication in this regard. To prevent the real reviews from getting out, users are regularly blocked on social media channels.

★ ★ ★ ★ ★ Very bad experience. Gulshan Team looted us.
We handovered token amount and next day only we requested them not to make booking due to some pandemic emergency. Instead they booked flat after 10 days. They made me wait for 3 months and sent email to forefeit our hard earned money.
Our question is why they booked the flat even after we sent an email to not to book it.
This is the kind of empathy this builder is carrying towards his customer where during this pandmic times they are just eager to grab our money.
We pleaded a lot but they dont even want to listen us. Provided hospital bills to them but they just don't care.
Please dont trust this builder and their team.

★ ★ ★ ★ ★ Construction quality is very poor and less than 7 years we can see cracks in structure. Very poor maintenance inspite of builder charging heavily. Stray Dogs is another menace.

★ ★ ★ ★ ★ Gulshan Vivante Maint is still with Builder Agency, as builder has not given DOD, required for making AOA.
Maint charges increased by 33%, without sharing expenditure details.
After sale of all flats, Maint has deteriorated.
Security is weak, as boundary wall not made in front of market, as per plan. Anybody can enter from market to residential area.
Took up with Builder, but no response.
