Jain Dream One - Kolkata

Avoid Jain Group property of you don't want to suffer latter. I bought a resale property of another Dream* project bin Rajarhat (Salua). Thay sale one parking to many like a scam. Construction quality is not good. Now Parking my car has become a nightmare for me every day.

High end classy project with hi-tech features. Situated at a stone throw away distance from Eco Park.

Dream One is a project by Jain Group. Located near ECO Park this project looks good. However, the following are my observations post physical inspection reasoning my rating on the project. Though this project is marketed by talking about ECO Park view, but the building is NOT facing Eco PARK. Only very few backside facing flats are facing the eco park, that also tangently. Moreover, the huge availability of land on its backside will someday be occupied by large property blocking the views. One plus point, Metro station is coming up very close. If you see the inside landscape, it is not spacious and Project land is linear which does not give you the serene greenery that other projects would provide you internally having square or rectangular plot of land. Lower floor units balcony view is not having the wow factor. No view of swimming pool from any of the balcony. Higher floors above 8th are still better in terms of views. Most of the amenities are in Block 1 n 2. Construction is based on the traditional RCC frame with brick n cement which is a little backdated when other modern projects are following Mivan Construction - full concrete structure. Though all construction have pros n cons, but should have taken modern technology as unit prices are not that cheap either. Look is personal choice, but to me it looks like a hospital. Not a joke. Nearby locality is not fully grown and not having good grocery stores, departmental stores, etc. Since the area is mainly tourist attraction, you will get small grocery stores very far apart. Not a good place for people who will buy flats spending hard earned money in lacs and crores would be happy to live there by 2022-23. The marketing office has model flats that has wrong measurements compared to actual flat size. Model flat ceiling is more than 10 to 11 ft, room size is much bigger which is not realistic compared to what they actually offer as they is projecting something else to customers. Actual room size of under construction flats looks small, balcony in Dream One is equivalent to window size in other well known projects. Passage between rooms are small. The final carpet area could be smaller after completion. Rooms are not airy, only 1 or at the most 2 sides open when other projects are providing 3 side open flats. Finally price... The projected prices looks expensive and not worth the view, space, residential wise location, construction technology, internal landscape size, etc. Better deals available all around Rajarhat, New Town, Action Area I to III. Definitely you should keep this project under your shortlisted items and have a look. But to my observations this is not worth spending the penny based on above plus many other factors. If you are an investor and looking for long-term price appreciation then it is worth, but for residential, not an immediate choice.

The complex is still under construction phase. It was planned to be completed by Jun 2020, however has been delayed by 1.5 years. Additional 1 year delay due to pandemic. Reduced activities at site, so expect more delays.

I think they're project is quite good but in my opinion its better to buy a flat which is almost finishing within a year
