Janta Estates & Housing Development Ltd. created the first approved colony next to Urban Estate (Dugri) in Ludhiana in 1995 after developing the first approved colony on the outskirts of Chandigarh. The flagship business of the group, Janta Land Promoters Ltd. (JLPL), was established in 2003 and changed its name to Janta Land Promoters Pvt. Ltd. in 2014.

β β β β β After 3+ years of dealing with JLPL/Falcon View, I have finally decided to post a detailed review. Most reviewers post about views or airport that I feel give no insight.
Sales.
Sales guy Rohit misled us. Getting morning sunlight may be a small issue for many, but for us it's critical & we asked him. And he told a blatant lie that we'll get it in kitchen balcony - we don't get even one second of morning sun.
Property.
I am not aware of typical quality in this area, but this place had better reputation than most. However, in my view, the place is anything but quality. I can only imagine how lousy the other housing complexes may be!
After over two years of endless calls, emails & even encountering outright rude & unprofessional individuals in 82 office, we were able to get the shed installed in the corner balcony as there was constant flooding. Rohit had informed us that we could install it anytime on our own, of course, that was a lie too.
Slides.
All windows/doors slides have horrible gaps & lizards, bees etc. crawl in! So we had to modify or just block all that.
Club house.
We were asked to pay a "one time" fee of about Rs.1.75 lacs for the club house almost 2 years ago but like most things, it was not ready on time. Then JLPL office started emailing to get our IDs. We finally applied and there's been zero update about it. There's also monthly household & individual charge for everything - so much for the one time fee! Still, emailed a few times to ask when and where to collect the ID as will soon go back home (thankfully) to the US, & thought could check the club house a few times before that. But naah! As usual, there's no reply and to be honest, it's not even worth the time anymore as we can't deal with the same bs everyday. Clearly, it's either still not functional and the whole ID stuff is just bs, or there's the usual poor communication.
Quality.
Plaster in walls has already cracked 3 times. Master BD wood floor swelled twice, we changed it with tiles out of pocket. Ceiling has protruding edges, layers, nooks & corners giving it a jarring look. Beeding and door frames are uneven & beeding is already coming apart. Front door has a huge gap below for rodents! 'Ready to move in' is just a ploy to get you to pay in full in a month - there's no such thing here. Washbasins have gaps/sinks are not fixed & water drips. Punjab is very hot most of the year & you get boiling hot hard water all year long!
In sum.
All in all, the area is coming up fast. Traffic & noise are very bad. Water is horrible & leaves a lot of hard water marks on everything. There's also quite frequent sewage smell - there's been some effort on getting that sorted, not sure if/when it'll be fixed as it smells rather slum-like especially many early mornings & late evenings. Still, many people that I've met seem happy here as it's 'shiny on the outside' but for anyone used to actual quality of life, it's well below par. Either way, I give this place max 10 years on liveability scale (as per my very basic standard). There are also more cons than pros about living in such huge housing complex. Civic sense is rather low with most residents honking horns if there's even half a second delay in opening the gate. Many people litter despite trash cans put all over the place & then they yell at the guy responsible for collecting trash. There's no separation of wet & dry trash. There are some decent folks but you'll be hard pressed to find them! For plumbing, electric etc, 9 out of 10 times, we get repair guys from outside and pay out of pocket.
Luckily, we don't live here permanently & leave the frustrations behind when we go home; cannot imagine moving here full-time!
Advice.
JLPL cannot do much about the civic sense but can implement policy about separating wet and dry trash, no honking, residents picking after their pets, no littering. Invest in clean water!!! JLPL should hire professionals in business communication to train its 82 office staff. Lastly, heard even worse stories about other societies here, except Signature - that genuinely seems good.

β β β β β This is the biggest town planner in Chandigarh and Mohali Region. JLPL has 100+ employees and it is big firm. The office is situated in sector 82 industrial area near IISER Mohali campus. The parking space is ample and the residential apartments made by JLPL are located in front of office.
