★ ★ ★ ★ ★ This Builder of Joy Homes Mohali sector 85 are not fare in their dealings. I had booked a flat in rupees 63 lakh and Token money of 1 lakh was given by me but later on when I went for making agreement the builder refused to make agreement at earlier agreed price that is at 63lakh ,they demanded 10lakh more in order to make a new deal . Which I refused the Builder Unilaterally cancelled my booking . I Have not seen such a case through out my life . The Builder is very unfair in the dealings . No one should make a deal with Joy Homes in future . I would recommend not to deal with such unfair builders . Very Bad experience .

Last year i had purchased flat from joy homes believe me its a good platform for investment... location is also very good... believe me you will never regret after buying property from joy homes... they used good quality of material. So if you are thinking thn joy homes is the best option.

★ ★ ★ ★ ★ The project is managed by Goondas. Though the owner itself is kind but management is given to people who are rude and totally unprofessional. I am the resident here and they have made our lives hell here. While selling they will sweet talk but after sale they will abuse you. Don't buy any house here.
1. All tiles are cracked
2. Electricals faulty
3. Parking issue (even after writing in the contract they will not provide parking space and argue that you should have bought Maruti 800, so that it can fit in the tight space provided)

It took some efforts and patience but builder has been fairly cooperative and helpful to make the flat upto the mark.

★ ★ ★ ★ ★ First they demand payment in black, promise you dedicated parking even assure you that security ensure you get your dedicated parking spot and after collecting their share of money they simply says open parking contract me nhi mention hoti.
After getting their cut they will not come in picture for any dealing. Worst part wave estate management is in partnership with joy homes and some other builders but joy people are worst.
