As first time buyer in market, met Kritak and we're promised stars while booking. Come the time of delivery and we were told that builder doesn't work according to Kritak's words. Building caretaker from builder (Aashi Constructions) simply says get Kritak team to do work and don't ask us. We're not even got proper nails in doors and people writing good reviews on Google. These fake reviews doesn't show actual face of Kritak Infra. Tiles fittings is so poor that most tiles are hollow from behind and that's the reason of seepage in most flats. Better we would've purchased a raw flat.../

#JagoGrahakJago I've had enough till today, so finally posting my experience publically. Appreciate one thing about Kritak, most of their executives are really polite and soft spoken (not all). And that's the first impression which lures you in. Once you book they talk sweet and agrees to most (later you would have discussions on getting some of those fulfilled) and once you clear your dues they'll start ignoring you (bottom-line). The only place where they really helped me buying my first home [so 1⭐], was when I told them that I can only manage half a lakh rupees for booking and rest all will come at registry so if it's manageable at your-end, confirm now; they agreed and kinda stick to it(my registry was among the first 2 on for this reason; From booking to registry it took just 7 months). Discussed above with them and they wrote something else in the documents and when questioned it, they said it's just SOP and what we've discussed is final (utter professionalism, shouldn't have fallen to this). Later they said whatever is written in the agreement is final (de-facto) and claim it's a fault at both sides that someone from Kritak (not Kritak though) agreed however, agreement had something else written and you should have pointed it out earlier if had doubts (exact contradictory of previous paragraph, I know).? (happened with me for kitchen cabinets, same was shown in model flat and wasn't provided and later was compensated β‚Ή10k for a piece that costed almost β‚Ή40k). Funny, They'll prepare another agreement right before the time of registry outside the registrar office (after you've submitted the stamp-duty) and asks to sign, didn't had time than and feel like reading this version-2. However I've high hopes with it because of its timing. Got my registry done in October 2020 and was given my flat on the eve of Diwali; that too without any doors on washrooms and without water in taps. Thankfully doors are there now and water too ??. About snag, our friends at Kritak kept saying that it'll be cleared you get registry done/move-in/don't worry however, now when all the dues are cleared (finally paid couple of thousands as dues in July 2021) they started maintaining distance and at once have advised me to get it fixed on own. After "get it fixed at own" I asked for a meeting with Kritak Owner (07/08/2021). Despite his team announcing that he's available at office he kept denying (obviously someone from Kritak was lying), and kept me in dark (literally too). 'Krishna Gupta' than blocked me on 17/08/2021 for making too many calls to him. Later he called when I started mentioning this incident to prospective buyer. If we talk to society caretaker and ask something to be done which under builder buyer agreement, they simply say we didn't commited to any of this and talk to Kritak (marketing) team. Kind of understanding Kritak has with Builder appeared when I insisted for such asks, builder/manager said we don't have any dealing with you (so F-off). Now we're asked to get hand-over of common area, my question when will flags from our flats (not so common but personal area) will be cleared 'Krishna Gupta' Ji answered- 'we'll discuss and clear them.' I'm writing this on 12/09/2021, while I moved-in on 12/11/2020 (exact 10 months of shifting in my flat), yet they need more time on things that I brought to their attention before entering the flat too. Covid was less effect in Nov-Feb than Jun-Aug and they'd enough time to fix these snags in intervals and I shouldn't have written this much. All I ask is Mr. 'Krishna Gupta' visit my flat and tell me if the quality that I got is acceptable. Certainly only looking for what I was promised during booking, a decent flat with decent fit/finish. Shall add more, feel like writing a book on flat booking.
