★ ★ ★ ★ ★ I have already bought a flat in 38 park majestique. So when I bought it I was told calculations of loading being taken as something else. Now when I am trying to do my loan transfer to some other bank, on approaching the sales office regarding the actual loading he tells me that loading is 43.4% which is unbelievable. And because of which I am unable to do my loan transfer. Whereas in Pune wherever you go it is max 35%. When I bought the flat I was told something else and now something else.

★ ★ ★ ★ ★ Refund of token timelines: I have taken token for Expression on interest for their upcoming Project at Kharadi named Marbella, It's been more than 40 days now I am chasing for refund of full token amount. They will make plenty of promises and friendly with Customer before taking token and Once you decide to cancel or not go ahead with deal, they start avoiding and find many reasons to delay refund. And It is just start imagine, Whole process of purchasing flat and completion. Unprofessional and Business ethics !!

★ ★ ★ ★ ★ This Review is from A Flat Owner of 38 Park Majestique and believe me they have a worst of worst quality Construction where Flat owners faces a lot of issues.
My personal experience is of last 3 years since Aug 2017 my Flat is repaired 4 times. Every time it took 1-2 months to get the work done and now I was shifted from my flat for 2 months to get it repaired and the shifting is horrible.
So when you are closing a home go for quality and not the aminities places which are of no use in future.

Post several followups i agreed to given a token during lockdown and with condition that post normal will visit site and finalize . They committed to refund the token with in 15days in case I drop the plan. I visited the site on August 24 and Finalized to not go forward hence requested for refund on August 26 and despite several reminders still i have been waiting for the refund .
Now they are saying that legal team will connect with me and do the needful .

★ ★ ★ ★ ★ I had given the token money to attend the prelaunch event of this Magestique marbella project.
I visited the site for project enquiry and then they said the completion date of whole project is 2025 and you will get the possession till 2023 in the 1st phase of the project.
Once I got the RERA registration no of this project, I checked all the details on the government website. I found only two towers are registered so far and completion date is Dec-2025 for these two towers.
After realising this false date of commitment for possession, I wanted to cancel my booking and asked for the return of my token amount then they were just ignoring me by not answering my calls and not replying to my messages. I had to visit the site 3-4 times to get my money back.
While giving the token amount they say; in case of cancellation, you will get your money back within 15 days but in my case I had a urgent requirement of my money and asked them to make it faster, but still they took around one month to get it done after making calls everyday and visiting site many times.
Checkout all the details and completion dates of the project on government RERA website before booking any property with these people. Do not go with their verbal communication, get it on the paper.
I checked out public feedback about their other projects also and those were not good. Many people complaining about the construction quality and mainly people are saying once they receive your money, they will not entertain you and they will start ignoring you.
I had a same kind of experience with this group, lucky no damage done to me.
Very unprofessional people and staff.

★ ★ ★ ★ ★ I have booked a flat in the Swapnangan project and paid 10% of the total cost. Before the registration, my advocate suggested me few changes in the agreement copy and I requested those changes to the Sales team over mail. Also called them multiple times and asked for the clarifications. Unfortunately, I didn't get any response from them and it looks like extremely unprofessional behaviour by the Swapnangan Sales team. They are least bothered about their customer's needs, queries or any requests.
