beware of this Cheater. dealt with many builder in past. this is worst builder ever seen in my life. possession is already one delay which means cost of apartment for buyer is 4L rupees higher. still there is no hope of BESCOM, OC, CC, khata transfer. Apartment is no liveable due to non-availability of water and bescom but this immature builder builder says that my responsibility is just till construction and now you go to hell. builder is super VIP, you can't meet him and CRM team is like government employee, they don't even listen to you. they have created one sided agreements, and tell their buyer go to court if you have any issues. They knows that a common man has put all their life saving in buying a home and not have much courage to take risk to go legal so they don't give their buyer any values.

Please never ever book apartment in this project. -> Project quality is pathetic. -> Carpet area is not the same what they are promising -> Please check the agreement clause before booking the apartment. -> They are promising different possession to different customer. This project is already delayed by 1.5 year. -> They are taking money on the name of Cavery water but they will not going to provide. -> They not going to provide the OC. -> If you are planing to book an apartment in this project then first get it verified with any lawyer and also with government approved architect. -> Their sales team is the bunch of lairs (Shahi, Hari). Please don't get trapped. -> All the people who booked this apartment are suffering now.

STAY AWAY... I wish if it would be possible to give negative rating. High Moral, Very Honest, Ethical.. You will here all these when you show your interest to purchase. Once you purchased you are trapped. Project got delayed for 1 year now. They forced people to register incomplete project assuring completeness , prioritization only after payment and registration. They always have taken payment in advance like this. Like 95% payment was made by end of 2017 and only by act of god 5% of work took 1.5 years yet, incomplete. Awesome customer experience post sales.. if you ask 'what is the plan?' , you will get response - "Didn't you see the mail which crm has sent. Please go through the mail" 'Why there is a damp in my wall?' - 'I have already explained this to many customers, I cannot explain same thing to everyone individually' Now they are making people to wait for bescom electricity, without any completion date. They show agreement clauses saying they are not responsible for govt approval delay. Post registration lifts are not allowed to be used by interior. They are made to carry materials till 10th floor in stairs. WE ARE CHEATED....

1 Rating is given specifically to cheater Marvel builder as he is not doing his job properly: ----------------------------------- They taken 100% money from owners, smartness shown to trap people to go for registration (Mail sent in January 2019). Whereas flats were not in ready state. When buyers asked to finish issues, they started saying if you want to register then register otherwise don't go for registration but with fear of penalty people started registering the flat. No electricity connection, no occupancy certificate, no cc, no lifts ready, no fire noc, no water, no generator were in ready state when they asked. Today on 29 May 2019, no electricity connection (application in progress from long, everyday dates changes), no oc applied, no fire noc received, lifts works but owners can't use, though flats are handed over starting from March after registration (they can use lifts to show the flats, for self, registered owners are not allowed to use, interior workers can't use they are suppose to use stairs to take interior materials till 10th floor, owners elder parents cannot use lifts even after many requested to use lift), no cc applied. Builder is now saying that BESCOM & OC are not in their hand but with knowing this fact still they fooled us by taking 100% money (95% was taken in Q1 2018 only) and asked to go for registration. After registration we are forced to pay 100% emi, rent and we are not allowed to shift in flat as basic need they cannot fulfill. Agree they never told they will take penalty if we go for late registration but a middle man don't take risks where money is involved. When people started asking about progress on electricity and asked for delay penalty, builder started asking we never asked you for penalty but you owe 'x' days late payments, so you have to first pay penalty. In this situation people were forced to go for registration as no one will be able to afford heavy penalty. Before going for registration they said apartment will be in livable condition by April or worst case by May. Not yet ready. No clarity till date. Dates are changing every week. Just hope is left. When everybody started telling their problems, CRM was silent or were sharing fake dates but Builder/CEO started saying people that whatever you want to do do it (just like we don't care about you). This is the behavior of a builder who is establishing his company in a city and starting new project in coming few months. Possession letter & flat key is given to registered owners but they are not allowed to use lift for own and interior materials. When they could not do much on the questions from buyers, they planned to spy on owners group. Made fake entry into owners WhatsApp group by showing owners of some flat, started pushing buyers to remove their true review comments. They have complaints that we are talking our problems in owners group at night as if we are doing crime talking our problems. One can see in Amith Kumar's review which is builder himself. We are feeling cheated with this builder. NOTE: For Sequoia Apartment my Rating is: 3. Below . (-)2 for quality in toilets above false ceiling, change in sliding door, change in landscape at level 1 specially the uncomfortable pathway, wall, door finishing & their quality.

Inferior quality of building. Materials used are cheap, concerning is the quality of construction. Very rude staff, especially their marketing and admin staff. You can see the change in their behaviour PRE and POST sales. Delayed project delivery, suppose to get in June 2018, all lame excuses for delay. Pushes you to agree their forced rules like a) agreement without OC/ BESCOM approvals/ Fire dept approval/water. You might get an appointment to see Ambani, but will not be permitted to meet the builder. Specially their manager Raghu and Sashidhar have mastered the art of fooling people. I am repenting for buying the flat. Just waiting to SELL this property and get rid of this inferior product which might not last long. FINAL VERDICT, certainly not value for money, rude behaviour of mgmt and a BIG NO for any prospective buyer, discuss with existing clients before taking a call

I saw reply from builder on my previous comment. They are saying they have delayed the project because of the quality but the quality of your project is less than any third grade builder. Anyone can go and check the quality of your work. If anyone dig the wall they can come to know that you have not used the cement. You have put the wrong possession date in the agreement to fool the buyers. You date in RERA is Dec 2019 but in agreement you have put 2017 or 2018. Your agreement is vary with people. You are worst than any third grade builder. Pathetic project and with pathetic sales and management team.

Overall I would say that the builder is a cheater and just interested in minting money. Quality is poor and all are false promise. These guys don't have any ethics.

Construction quality is not good. Too much fowl smell in the wall due to leakage in the wall through out the building. Plumbing materials are not up to the standards. Civil workmanship is unprofessional or underrated.
