This is to inform regarding the delay in completion of above project, Neha Galaxy by Neha Developers , Proprietor - Mr .Shishir Shivapurkar at Prabhadevi West. I have purchased a flat over here in 2018, but the project is continuously being delayed by builder for completion due to various amendments being done by him repeatedly. He had promised OC to me in 2017 so that there will be no GST applicable to me but he has extracted GST from me due to delay in procurement of OC by the builder till today. We have repeatedly informed him for applying for part OC but he has not bothered to do. Also I have done almost 98 percent of payment till date but the project is far from completion Also he has applied interest of one month on my pending payment for which the delay was from his side for legal verification for my home loan disbursement from Kotak Bank He always sends timely reminders for payments but does not give any reply for the various letters send by me to him for completion timeline of the project. He has not yet transferred my BEST meter in my name inspite of repeated reminders. All covid protocols have never been followed by his construction workers and the builder himself and his office staff roam around without mask. There are no safety precautions being taken for his construction workers. There has already been a death and various accidents in this tower during construction for which the builder was behind bar. He has mortgaged his unsold flats to Reliance Capital in 2019 for 10crores. How can such a builder be allowed to sell his mortgaged flats or given permission to start other projects I have paid for parking and many other buyers have already paid full amounts for flat and parking but there is no clue when he will start work of parking tower. The landlord himself has has not been given possession for his 5 flats till date for shifting One more buyer has gone to consumer court and taken court order against builder for delayed possession. There is water supply for only one hour in the morning and one hour in the evening in spite of repeated promises that there will be 24 hours water supply which is mentioned in his brochure. The water supply inadequacy is due to inadequate water storage facility. Two lifts are non functioning due to lack of funds by the builder. Buyers beware before purchase of unsold flats.
