★ ★ ★ ★ ★ Qutuz is a good place known for its Irani chai and bun maska, they also have various types of egg dishes, maggi, kheema pav, and known for their varities in shawarma , overall a good place to eat pocket friendly, they also have a first floor AC section where you can sit incase of family / females along i would recommend to sit on top

★ ★ ★ ★ ★ There used to be Irani tea outlet who used to serve amazing Irani tea, however, this small time restaurant has named themselves as Irani tea hotel but after testing a tea over here I seriously have a doubt whether it is the same place. Taste is okay.

★ ★ ★ ★ ★ Budgeted food. Try the Brun and Kheema in the early hours of the morning.
The Irani Chai is a speciality. They top it with some cream (malai) and serve it piping hot.
The tea is made in a brass pot.
The facility is open from around 5am to 1 am.
Variants of Maggi with egg and vegetables can also be tried there.
The outlet currently has expanded themselves to include a shwarma stall and bites of chicken.

★ ★ ★ ★ ★ One of good spot to have your morning breakfast...located in Mumbai's best food locality for non veg item....located on new link road.
It is a small outlet, not a typical Irani hotel. They have one mezzanine floor, little unsafe, where you can sit and enjoy their sumptuous food.
Apart from typical Irani tea, you will get typical non veg food like Bun Maska, mutton khima pav..
It is open all day and night...

★ ★ ★ ★ ★ Hooked onto the bun maska, Brun maska, chai as no Irani in the suburbs.
Place needs to do a lot of cleaning (the wretched place is like a men's dormitory as regards cleanliness) the footpath outside is encroached upon by the Cafe, the mandatory garbage bin kept right in front of the food display counter.
