★ ★ ★ ★ ★ No progress from last 3 years.Yet to vacate total land required for this projects.They promised lot of amenities during promotion and booking.Now they have omitted most of them like podium,double height lobby etc. People are suffering who have booked home in this project.

★ ★ ★ ★ ★ Miserable staff n false commitments in Ruparel office.
Least bothered staff ,loan procedure man calculated wrong on his calculation who was recommended by Ruparel itself.
Down payment amount was stuck for 8 months and later they returned in 6 pdcs which has bounced atleast one to 2 times every cheque.
Total money returned in one n a half year.
Nobody can expect such a big name in market would do such a thing.
A builder with big commitments n false claims.
Unclear rules.... Truly a pathetic experience.
Matunga CRM at head office is totally unprofessional when u call her she doesn't pick up the phone, on landline when u call ,the sly executives will say she is in a meeting or on leave. From 4 months it was always a issue.
REFRAIN FROM THIS ELSE ULL BE ROBBED.

★ ★ ★ ★ ★ The building is still under construction. One thing I would really like to add is that if you are planning to visit this place, you have to look up for Symphony Apartment on New Link Road and once you get to Symphony, you just have to access the narrow passage past Symphony to get to Elara. I had a tough time finding my way with Google Maps, just that one in a million case of exception. Otherwise Google Maps is a boon to mankind.

Behind Symphony Towers.
Access is through a very narrow and dingy gap between chawls.
Visited the place more than 2 years back. It was still under construction and continues to be so. Didn't feel the project as worth it. Not an investor, so not looking at my price point entry.
Unless there is clarity on future access, prospects of what's going to improve in the area around you, I would not recommend.
Too pricey for me

★ ★ ★ ★ ★ Bought a house on the 23rd floor in the C wing. This is an SRA housing which is under construction since 2016.
We bought under subvention scheme ( 5:90:5) under Tri partrite agreement with DHFL. DHFL has fraudulently disbursed almost 45 percent of the amount to the builder even though the C wing is not even started construction as of August 2021. This builder launches new projects without completing the old ones. This has further impacted everyone’s CIBIL score. Beware of the fraud builder called Ruparel Realty. This is a scam. Do not buy a house with this builder.

★ ★ ★ ★ ★ I booked Ruparel Skygreen, Kandivali (West) project in 2017 with all our hard earned money and a vision to have a dream home in Mumbai. Here's the status as of Aug 2021
- DHFL under Subvention scheme disbursed 45% from my loan account to the builder without our consent and without checking project status
- Till now, there are still slums ( C wing area)
- We booked in Subvention scheme where builder pays the Pre EMI to the bank (DHFL). In the last one year there have been missed payment which led to my CIBIL scores drastically down without my fault
- Receiving collection calls, notices from DHFL to make payment as the loan is in my account
- Changes in the promised amenities (as per the brochure)
- No concrete response from Ruparel team after numerous meetings and email exchanges with management team
So in a nutshell by books I am 50% down ? already with no or less hope to get anything in return.
Hope Ruparel and team are reviewing these things and act ethically ?
