Worst place you can live in, water problem the whole year, super slow lifts, 2 lifts for 140 flats ! And the game room is closed from 3 years !, Better to stay on road than purchasing a 1.3cr property here

I live in Sai Spriing and I can say that it is one of the worst buildings in Kharghar. 1. There is water shortage almost every week 2. Electricity issues remain in this building most of the time. No electricity backup. 3. One of the lift is not working every second day 4. Two lifts not sufficient for 29-floor building 5. So many dogs and cats - not injected. There was an incidence when one dog bit a kid in lift 6. You will find dog litter in front of your house any day 7. No RWA formed 8. So many illegal constructions within building - 26th floor, 28th floor, 29th floor

It looks like a nice building from the outside with amenities like a swimming pool and a gym but having lived in the building for a year we’ve realized that it’s one of the worst building of Kharghar. β€’People enter in the swimming pool with their clothes and shoes on and the same is not properly maintained. β€’The gym is just for the namesake with very few machines. There is not even a bench-press available in the gym. β€’Shortage of water is a perennial problem in this building. When there is regular water supply in surrounding buildings, even when there is no water supply from CIDCO, this building goes without water for days and even weeks at times. The problem perhaps stems from the large population of the building. β€’Another big issue is the gentry. A large chunk of residents are from the surrounding villages with a very different lifestyle and habits which causes misuse of building amenities. β€’The elevators are in a bad shape because of regular misuse and abuse. Also, there are only 2 elevators in the building for around 140 flats with an average household of 6-8 people. People have to wait till eternity for the elevator. It becomes very difficult for people living above 5th floor. β€’The renovation/construction seems to be an unending thing in this building. There is always some noise in the building as a result which serves as a constant source of irritation. Also, some of the flat owners have encroached in the common corridor with their shoe-racks and other stuff lying there all the time. All in all not a building worth living.

Only two lifts for 135 apartments. And one of these lifts more often than not out of order. Almost all nearby societies have a power back up but this society is a exception with almost regular blackouts. Every 3rd day shortage of water. Also no hygiene maintained in lifts and stairways. One can find spit marks on stairways. Security guards are lazy. One example you always have to stop your car and bang your horn 3-4 times, then only a guard will come and open the society gate for your car to enter or leave.

This is a God foresaken building with perennial water, elevator and other maintenance issues. It seems the builder, Paradise group cheated the flat owners and residents by keeping the water storage capacity and water connection to a bare minimum. Hence, there is water rationing almost throughout the year. Also, there are only 2 elevators for over 140 apartments and close to 1k residents, which leads to very high wait times. Moreover, one of the elevators is almost always non-functional due to poor maintenance, further aggravating the problem. To add to the woes, people have encroached upon the common corridors and use it as their own. There is also a cremation ground right next to the building. In addition to all this, the construction quality and layout of the apartments isn't great. Anyone buying a flat in this building would be literally throwing their money away.

Beautiful building. Beautiful podium. But has only 2 lifts for a total of 137 flats. Cant get busy during office hours. Location is good and beside the main road. View from the building is great. You can see both the sunrise and sunset if u choose the flat wisely.

Do not go for this building. Water shortage is a serious issue because the tank is not big enough to support so many flats. I lived here as a tenant till July 2021, the owner still hasn't given half of my deposit back. And now has stopped replying to my texts. There are lot of flats owned by local people, who do things like these. So beware.

This is one of the worst buildings in Kharghar. Don't go with the looks. 1. The lift issue in the building is huge. Only 2 lifts for 140 flats. Moreover, one of the lifts is almost always under maintenance.Β We've faced many serious issues because of this. 2. Lady in 2805, Prachi Raut, is one Garbage obsessed lady, who assumes that she owns the common area (or rather the building). Even though their dog smells worse than the garbage, she has problems with every other resident's garbage. Despite her numerous efforts ranging from sending the manager to making rules asking for fine for garbage being kept outside, she couldn't get what she wanted. Encroachment is one big issue in the building. Many flat owners including 2805, 2803, 2604, 2903 have illegallyΒ encroached upon the common area. 3. Since most of the flats are owned by locals in the building, there's nothing much in the hands of the owner to decide for the betterment of society. 4. Discrimination is also being frequently practiced in society, where they make separate rules for the tenants and the owners. One example: Only owners and their relatives are allowed to use the game room. 5. We have faced water issues in the building for many years. Even when all nearby buildings had 24/7 water flow, this building is an exception with no water supply for many days continuously. 6. Even if masks are mandatory for everyone, this building is again an exception, where nobody believes in following the rules. 7. Rules by society are only made for the tenants and owners can easily get away with anything. All in all, this building isn't worth buying a house. And this is also one of the reasons why rates here are less as compared to other nearby buildings.
