I had book a Flat in Samaya Sonata(Now Swayamkrushi Builders) in 2014,paid token advance and my 20% advance in Nov 2014.
Firstly it took a lot of time for the contract to be ready to apply for loan, which I got in November 2015 only (till which time I could not apply for loan)
My SBI loan was passed in Feb 2016 by which time I was totally preoccupied with my officework and could not apply for Registration.
Meanwhile during my visits to the flat I noticed leak in the roof (this is the topmost floor) and told Samaya to rectify it. They just did an eyewash repair and the roof is leaking till date.
Days rolled by and I could notice substandard material being used and poor workmanship.Such incidents cast a serious credibility on the safety and durability of the superstructure. So I decided to give up the flat.
Told Samaya in April 2018, to which they readily agreed to give my advance back.
Despite frantic efforts, I have still not (till April 2019)got my 20%. The Owners/Partners don't respond and possibly want to gobble up my money.
I would advise not to venture into any business with this builder whose only interest is to gulp money/offer substandard product. There are many alternatives in the same area which I realised later. Understand that the same builder is constructing another apartment under a different name ,(Swayamkrushi Builders). So be aware of any name as N.Kumar/Suryanarayan Reddy as partners.
Thought that this review could save a lot of readers from falling into a trap

★ ★ ★ ★ ★ Sewage water is being let out in rain water drain and flowing on the road..these people do not care about the health and safety of other citizens..
I suggest the building residents to be also responsible for the health of other..
I have the photos and videos of sewage water flowing on the roads from Sonata apartment..
Such careless attitude of typical indians..
