Guys, this project is a big scam. The sales guy traps you with offers to book the flat. I lost 50,000 rupees here. Please be careful when you make a decision. ALL FAKE PROMISES BY SALES GUYS.

Update 13 Dec 2021: Well, guess what? Here I am again, pre emi of July, August, September, October hasn't come yet! That's around 45K plus I haven't raised the request for Nov and Dec as there are high chances that the gentleman at Shriram will say that we'll process all of it together. With November and December included, it's about 75K. Attaching screenshots of the mail yet again. Update 23 Nov 2021: Reimbursement of July, August, September and October hasn't come. The timeline of 30 days has now become 60 days and they have no idea when it'll be made, if asked, Ms. Indira says that it'll come anytime now and she's been telling that for ages. Update 23 Oct 2021: Reimbursement of July, August and September hasn't come. The request was raised on Sept 13, timeline to Reimburse was 30 days as per the communication (added images as proof) now the changed committed time to reimburse is by Nov 15 2021. To top it off, I'm threatened with defamation suite for speaking out the truth. Update for the below review: My payment was made after a considerable delay, glad to have received it though! I'm a current customer of this property, my experience in one word "terrible". The EMI refunds which they use as one of their main USPs never comes on time. One has to follow up for the refunds like multiple times, my calls we're unanswered and mails were ignored. Imagine this happening at the highest level of escalation. With no other option, I had to loop in Mr. Murali Malayappan into the mails and I'm either not receiving any response and the once I receive state that the company is in a bad position due to the pandemic. Attaching screenshots of the conversation for your reference. This is one property and brand that I would avoid in future.

Very strategic location for investment point of view, with a builder like Shriram Properties. Good appreciation to be seen in next 3-7years. With upcoming infrastructure planned by government and private companies.

I never suggest any body to invest in any of the Shriram Properties projects, reasons are as follows: Shriram Properties is renowned for delaying their under-construction project by at least 2 to 3 yrs and this is costing extra to buyers by at least 10 lacs. The greatest example is Shriram Summitt project of Electronic City, Phase 1 tower 1and 2 they delay by 2 yrs and tower 3 yet to deliver which they already delayed by 3 yrs. Shriram Properties never keep their promises and also deviate a lot from sales deed agreement . One suggestion to all, plz go to RERA karnataka site and see project wise how much cases holding under their name, certainly you will be amazed by seeing those. False promise at the time of prebook and under construction sales. For many projects they sold units under subvention scheme but stopped in the middle and caused suffering to investors/buyers. Greatest example is Shriram Summitt project electronic city ph 1. Deviation from master plan. In Shriram Summitt project they sold flats by showing a master plan which was printed on their brochure and even available on their site. But after 3 years they refuse to deliver some amenities to buyers by saying the BDA approved master plan didn’t have these amenities. We kept on forwarding a lot of emails to their CRM team but nothing turn out in our favour.

They have sent a threatening letter to my house that if you don't pay 127000 within 10 days they will cancel my property. But listen why the disbursement was delayed - they were supposed to reimburse my pre-emi from Feb 2020-Dec 2021 which I got only after 100s of follow-ups in March 2022 so I delayed this one disbursement until I received my reimbursement and immediately started the disbursement exactly one day after I received the confirmation but when I asked them why you sent a letter to my home Mukesh Kaushal said TIME IS OF ESSENSE. When i asked my bank to disburse it they informed me that Shriram has changed their bank details and to my surprise they never thought of mentioning that to me?? but have sent a threatening letter to my house. PLEASE LET ME KNOW WHOSE FAULT IS IT???? Also, now when I am asking to send me an Apology letter to my home address, they are not responding to my emails. Mukesh Kaushal, Jajit Menon all are involved in the email but no one is responding. Would you like me to attach the screenshot of the emails???? At the end just wanted to mention, Once upon a time I trusted Shriram which is why I invested in their projects but if you give this kind of service to customers this is what you will get as a review....

I never reccommend to anyone. When it comes to sales, its overselling with all wrong information and when you enter post sales, forget it. They will make your days worst. The CRMs keep changing every quarter and behave rude when you try to justify you haven't got the email for payment release after each slab. When its delayed for their mistak they directly include interst for the number of days delayed. And guess what the same sales guys that sold you the flat comes with another offer full of lies and asks you to invest. The possession year is gone up by 1 year and they justify that with Covid while no other builder has extended that much of time. I would suggest to invest with other buliders who atleast stick to their promises. They have bunch of highly unprofessional Sales & Post sales guys. The only nice to talk to guys are Presles Guys :). So you need to decide whether you want to suffer for the 2-3 years of their torture which no one deserves after investing with lot of hopes. I have no option until its completed though.
