★ ★ ★ ★ ★ I currently hold a property at Sushma Valencia and I would like to highlight lots of issues I'm having with them-
1. They sent out a letter of possession to take over the property by October 15th, 2021.
When we visited the flat, it had some serious concerns (various potholes, under constructed front park, etc).
We informed them that no one can live in such a place. After paying astronomical amount, I cannot imagine inviting my relatives for Grah Pravesh there.
2. RERA documents were incomplete at the time we were asked to take possession.
3. Maintenance fees is to be paid for 3 years in advance!!! And for what?
Gymnasium, Swimming Pool, Common Hall, Club nothing is ready. Why will anyone pay out such a huge amount of 1.5 lakhs for zilch?
Since it has not been mentioned anywhere in the agreement about this, I was against the advance payment. But alas, to no solution.
4. These guys send letters but never reply to mails.

★ ★ ★ ★ ★ Beautifully designed society in Zirakpur. Surrounding by calm and peaceful environment. Homes are newly constructed by Sushma group. Sushma group is a old builder with new thinking.
I suggest everyone should visit once if they are looking for housing in Zirakpur area.

★ ★ ★ ★ ★ All 5 stars are from their staff or by their family. Just reach to those 5 star people and ask if they are living there. Please talk to someone who's living there before investing your hard earned money here. If lift is not working properly don't get surprised as it's a feature (because a number of people have got stuck in lifts since last one year but no fix). Don't ask them for parking space because their spanish style is just amazing, because they thought nobody owns cars in Spain. If someone gave you a tour of this site just ask the sales person how can we park 4cars in 4 car parking or you can think in that direction too. If you found any solution please share here as well as we(residents) are facing this from past one year. One more thing Sushma took a power connection as agricultural unit and in 24 hrs , powecut is around 13 hrs and dg unit charge is 29 rs and can be increased at any time without any information. And let's not talk about security. In short, just consult some resident before buying property here. Sushma is no longer good , just a greedy company which is here to harass people

★ ★ ★ ★ ★ Susma is highly avoidable. Pathetic approach is the least terminology one can use for their customer relationship behaviour. They are just sitting to pile up money. Offering possession when not even one of the facility is ready. 3 years maintenance charges is another way of loot.
Will never recommend anyone to go for any property of this builder.
Worst experience of life to have got into their project.
