★ ★ ★ ★ ★ Invested in this project in 2013 under No EMI till possession Scheme with due documentation.
Firstly the project got delayed by 2-3 years and suddenly in between, Bank also started deducting EMI even though I had no possession of the flat. Contacted the builder several times but no satisfactory answer. As a NRI, not possible to visit the builder personally hence asked parents to pay him visit and they were also misguided and ill treated. I Personally Visited couple of months back and saw the flat still under debris and unfurnished. When inquired 'why'; their manager blamed me only for not following up with the builder.
Now feeling cheated and exhausted as a customer since bank has already disbursed the loan amount to the builder 6 years back, builder received the money, builder delayed entire project by 2-3 years, Bank stated deducting EMI from me and me neither have the flat nor can stop the EMI and builder doesn't respond on WhatsApp and mail and practically have no clue what to do now.

★ ★ ★ ★ ★ My family owns a couple of flats here (and staying as well) so I can provide a unbiased review of the project.
Location: 9/10. While Nipania can be termed as "far" from Indore's perspective, I consider this as a prime locality with all major schools, DMart, Hotels, Bank and other facilities nearby. No Ghetto/Slum area nearby. Pretty good return on rents too.
Construction: 8/10. While I am yet to see how bldg withstand rainy season, quality of exterior/interior walls, bathroom fittings, Modular kitchen, tiles, window grills is pretty good and from reputed manufacturers. Multiple lifts from Otis, Schindler for Goods and passenger.
Recreational Facilities: NA. Under Construction. I assume it will take another year or so to get what was promised. Well developed Park with kid's play area/swing/slide and Temple within premise are ready though.
Water/Electricity/Housekeeping/Security: 6/10 24*7 water (Tankers in summar) and Electricity (Meter's are yet to come though). Housekeeping/Security are decent (I haven't seen Metro level security/housekeeping in any of the society in Indore yet).
Misc: Overall a Good "Developing" society with great neighborhood and cosmopolitan resident families. I like overall flat's design, spacious balcony and the way space has been utilized (not used to 1200+ Sqfeet flats coming from Mum/Pune :) )
With RE market being Bear'ish right now, it's a sweet deal to buy a flat here from investment as well living purpose.

★ ★ ★ ★ ★ It's a good residential place but the main problem is supply of water and electricity... A lot of power cuts take place here and the tap water is sometimes black in colour which is absolutely not acceptable... This building is still under construction so I hope that these issues will be solved in the coming months..

★ ★ ★ ★ ★ Very beautiful luking building bt bad frm inside. no facility, no safety. Many people file case in RERA against builder. Everyday water, garbage collection, electricity issue. so much money waste. society fighting bt builder give no response. We come here seeing nice building bt very unhappy.

Extreme seepage and leakage,flats even stink like toilets.
Lifts rarely work, No CCTV, broken/incomplete windows on all floors,no Swimming pool,Dogs roam in the society. No cleaning, water, safety, electricity etc. whatever the marketing team tells you, Don't waste your hard earned money here.

★ ★ ★ ★ ★ Living here since last 3 and half years. Good locality. Around 130 families are residing in this building. No problem in day to day living.
Builder has not fulfilled his commitments and has kept many works pending.
However now resident's society has been formed and it is taking care of residents. Also, it proposes to take all suitable steps against the builder for getting all pending works done.
