★ ★ ★ ★ ★ We booked a flat in the 80:20 scheme when the project was launched. We got possession in 2.5 years and the construction quality is good. The location is off the eastern express highway and there is puzzle parking. We have rented this flat since possession and our tenants too are satisfied. The proximity to Tilak Nagar and Chembur rail station is another plus factor.

Your staff was co-operative at every step right from signing the agreement to taking possession of my flat. The quality of construction is excellent. I would totally recommend my friends and relatives to get their dream home from you. We didn’t had to compromise with the quality of construction and amenities.

★ ★ ★ ★ ★ The builder is really pathetic. He has not thought of the HUGE parking problem that this society faces. Multiple issues :
- There are MORE flats than there are parkings. As a result there is fight for getting a parking for you 4-wheeler.
- There is a PUZZLE Parking. So you have to wait for almost 10-15 minutes at times to remove/park your car. On top of that, the puzzle parking fails to work many times and also adds to the huge maintenance costs of this society.
- There is NO PROVISION for parking of two wheelers. As a result, the 2 wheelers are parked in a place where there is an issue to fire safety norms.
- The building is constructed in such a way, that cars FAIL to go around the building to use the parking spots on the backside. As a result while there is less parking, more than half of those slots remain unaccessible due to the HUGE BLUNDER made by the builder.
- The management committee and the builder are in CONFLICT over a number of issues.
- Despite all the above challenges, the builder CONTINUES to sell parking spots. That's the degree to which you will be cheated, because you will pay for parking but then the management committee shall not allow you to park your vehicle.
- The builder and posters and propaganda will talk about the swimming pool, but the truth is, that the swimming pool has been DEFUNCT and will continue to be so in the near future.
- There is a HIGH maintenance cost to this society. The reasons are : Puzzle parking costs, high number of security personnel needed since there is no one-single-gate, defunct rooftop amenities needed, regular and frequent costs related to lifts, etc.
VERDICT :
Do not purchase a flat here if you will own a vehicle in the future.
Do not purchase a flat here if you are hoping of a dream home.
Do not purchase a flat here hoping for lavish amenities.
ONLY Purchase a flat here, if you will never own any vehicle, and don't mind paying a little extra in maintenance for features that you won't even use.
The ONLY good thing about buying a home here, is the LOCATION and the BUILD QUALITY.

but to reach there you have to travel through small and very congested roads. and is surrounded by slum.
