Didn't waste your hard-earned money buying a home in javdekar.

★ ★ ★ ★ ★ Builder doesn't deserve even 1 star. As an outsider we trust this builder and purchased flat in yashone. Initially everything was going smooth. But last 1 year we faced hell lot of challeges and now we are so fed up that we had to say these on this platform.
1. Builder won't understand your emotional feeling attached with your apartment as its our first home.
2. They schedule home visit on last Sunday before Diwali without taking any consent from home buyers. We requested builder so many times that we had to travel to our home town due to diwali, please let us visit flat for 1 hr only. But they didn't care.
3. As an IT professional we have to travel to abroad and asked them to give atleast early possession so that we can do pooja as its out first house and keep our belongings in one room and leave. They strictly said No. We raised query. Its been already 1 week they haven't responded.
4. Their representatives will just tell you hierarchy and won't respond anything.
5. They cancelled soft possession without any prior notice.
As we don't have reach to many people, posting our experience here so that many people can get to know this builder.

★ ★ ★ ★ ★ This is a desperate attempt in getting my refund back. We booked in Orizonte ( latest Launched tower E ) in Feb but have to cancel the booking due to personal reasons. I have been chasing the rather pathetic CRM team @ VJ Since March 2022 and I am yet to hear anything from them. The CRM manager , Mr. Atul Shinde outright pushes the buck or just simply doesn't revert on emails or calls . Its saddening to see the sham considering Mr. Sarvesh Javedar's "speech" on the launch day regarding "Customer Centricity.. etc " which doesn't hold to what the company practices in reality.

No Premium, No modern Aminities
Room and carpet Sizes are very very small.
Early delivery is not at all for the customers, we are paying and planning to spend whole life in that home
Mouth Publicity marketing by happy customers is 100 times greater than the marketing by any agencies . But VJ should work on this with

★ ★ ★ ★ ★ Do not purchase flat from vilas javdekar. They have good advertisement but poor quality. They give fake commitments. If you want to see reality visit yashone hijewadi project and ask owners the review. Issues are totally ignored and management is busy earning their business innnew projects.

★ ★ ★ ★ ★ Not trust worthy builder, they do lots of publisicity. But actual project is ok, like average builder. you will face lot of issues after possession.
Tactics they use for publicity like, They will call 2-3 favorable guy from their old project on launch event, geather lot of crowd and provide limited time to choose flat.
if you are booking home understand complete project plan, in our case they build garbage treatment plant of their commercial project near our building.

★ ★ ★ ★ ★ Critical - Token system and return policy is worst.
Dont take Token if you are not sure of buying the flat. They will say token is refundable on launch date. But that is not true.
Even they called me on launch date and told if i dont attend the launch ceremony then the token amount is non-refundable.
They just want Crowd for launch and money to use.
They start token collection before one month of launch and has policy of 45 days after launch to return token amount.
Overall they are using our hard earned money for around 2.5 months and time.
Its been 1 month of launch but im yet to receive the token amount back.
