★ ★ ★ ★ ★ There are multiple concern areas with the builder and their contractors.
First and foremost, the design and architecture team is out of touch from reality. They have put 4 elevators (for 6 flats per floor) but no service elevator! Terrible waste of space... The choice of elevators are outdated too.
Inside the house, the entire electric wiring system is anti intuition. The light and fan buttons are away from where you'd normally sit or relax. They've provided light sockets at such places that even when you switch on all lights, there are dark patches in the house. IMO, even first year students could have done a better job...
In some flats, there is a wc unit "in" the kitchen space. Yes! You read that right. Not across a lobby. The door is literally in the kitchen. While doing criminal wastage of space with elevators, they have kept bare minimum size for wc unit. So the pot is almost touching the door, and you touch the pot to / fro from shower area. Actually, 6" more length and breadth would have made it little more roomy, but since it was designed without thought, it has come to be.
If you thought design team is bad, the construction team is worse... In 3 successive monsoons (2018/19/20) there was major leaking. In fact there was a drizzle inside the flat. For houses worth more than a crore, this is extremely poor quality construction. Water was actually pouring in the house and they had absolutely no clue how to stop it. They send some team on site to check the issue, do some work yet the problem persists. They are highly incapable of finding the problem and inefficient in solving it.
For all the modern talk, they have not even made any provision for AC ducts in the houses and the high value rotating Parking system is down most of the time!
Sales staff absolutely told white lies when they said the windows would lead to chajja, without telling that it is pending OC and then collective decision, which might take forever! They've charged one time lifetime gym cost for a gym that is cramped in 1bhk and has not been opened for use for reasons best known to them.
They really need to get better consumer insights, plan more intuitive housing, and hire more professional subcontractors.
