If anyone planning to buy any new properties of YD builders, please visit YD exotica and compare with the committed plan. Please invest your money only after YD exotica site visit and see it by yourself. Please Do not take a site visit on any other properties of YD builders.

Building has a view of jhopar patis.Each floor has around 18 houses, total 72 houses in 3 floors.Each window of house is facing other house window that too very close.Worst of all the sales man called Vijay.Extremely indecent, rude, nonsense behaviour. With such a arrogant, attitude filled sales team no one would be keen to spend 70 lac for 2 BHK in that conjested area.

Was almost there to commit and even the lawyer document checks was ok for the building area but then my lawyer asked for the bifurcation document for the road which was given as "karab" land in front of the building which they didn't agree to provide and hence dropped right away. There is just one way entry and exit, if someone comes after years and says front some part is mine then investing so much is just invain and not ready to take the risk as well! Giving 3 star because building quality wise felt it is good.

Flat structures of YD Exotica are reasonably good. But they have applied for RERA and it is not approved yet. Whether RERA will approve or not is a question. They have a plan of building swimming pool and indoor badminton court on roof top. The building is surrounded by small houses. If they construct 3 floor building then lack of issue will arise.

It is suggested to verify it legally. As builder is selling this project as RERA project and they also have RERA registration number. People have also moved in the apt and take possession as project seems completed as per the approved sanction plan. Question is whether this project has OC?. As the construction is complete and people started moving in then builder should have got the OC by now. OC will be a big question if builder extends construction beyond approved sanctioned plan (G+4) for this project. Taking all these facts into considerations it will be wise that don't just rely on RERA registration that builder is showing but also verify it with a lawyer whether this project has OC or not ?

I visited this place recently and was shocked to hear about a fire accident due to electrical wiring in the main junction. That place was looking newly painted unlike the rest of the building. This incident puts life of all existing and new residents in danger. I cannot imagine a newly constructed apartment to have such an incident. There also seem to be some issues with the legality or intention to do so. The building still has construction debris around, temporary structures etc. The interior must be by the builder's team since the look is the same in few apartments I visited. They seemed to be of poor quality, I could see loose and shaky shelves and that too in a newly finished apartment. I am definitely not investing 80+lacs for 2BHK or 25K as rent.
