β β β β β Great residential spaces. Great place with great environment around. Children friendly with small park and a pool. Clubhouse for small gatherings and a gymnasium for light workout suitable for everyone.

β β β β β I have recently purchase flat in this building, though this is not my first choice, as its rate is quite high for the area like Ravet. I came there with a reference of my relative who has good experience with this builders earlier properties.
I found good references with this builders earlier properties which are developed in tie up with Shagun developers. Vivaaz is developed/promoted (not going into the details) by Aditya builders only.
I got 1 month delayed to get completion letter, but its fine. Most of the things promised are kept as it is, construction quality is good what I am looking for, earlier service also good. THIS IS THE ONLY NICEST PART HERE.
Presales & maintenance are shocking here, though you can find some sincere folks too, but most senseless and arrogant are at top. You have to be mentally prepare for the humiliation, these are emotion less people.
Never go there with your family, consider you will not crack this deal and bargain, you must bargain for even 10-20 thousand as this is our hard earn money. Take everything in written and don't trust them.
After buying the flat you will find it as government office, you need them but they don't need you. For every small thing they ask for money, and rate is fixed, you have to pay not with your choice but forcefully as we have to successfully organized house warming.
I hope they don't ask money while giving my flat keys to me with label "SHAGUN" and fixed rate Rs. 5001.
I don't know whether builder is aware about all these things, enerally we don't even meet him, everything done by sales team. I will surely give feedback about sales and maintenance if ask neutral authority.

β β β β β Agree with above two reviews. Even if you pay what they say then also there is no guaranty you will get actually what they say.
Unfortunately I booked a flat in this project by looking at the previous projects of the builder based on the offering they mentioned at the time of booking.
Later when it came for agreement there are additional charges got included and the possession time also got increased of what was promised at the time of booking.
But as we also spend lot of our time and efforts in finalizing a property so I did not wanted to start all it again by canceling this deal and agreed to pay the additional charges they mentioned
in the agreement. Now when it comes to the actual flat they will again start playing with you and will use materials/flooring/fittings of their choice different than what they show in the sample flat and promised at the time of booking. If choice or looks of your house doesn't matter to you than you can go for this.

β β β β β I ,my self resident of the bldg . Recently visited clubhouse to avail the clubhouse kitchen facilities.
But the drainage chamber, corresponding bathroom window is open to kitchen. Finally kitchen is totally useless.
