Good flat with no power backup. owner is very good.

Have stayed here from Dec 2014 to August 2019, so can give an honest review of the place. The building location is great and the apartment 4C was well ventilated and good enough in size for 2 people to stay in. But the owner is one of the very bad people I have met. We had paid 1.5 L as security amount and were paying 27K as rent(23K in bank and 4K to security to save the taxes) On 20th June I informed her that I wanted to vacate in the first week on August(4th August). She already knew I was relocating since last 6 months I was alone with kid, only the dates needed to be confirmed. She said she will take full month rent of August, if she is unable to find someone to rent the house by 15th August. She was very rude and asked me to vacate before 31st July, if I wished to save the August rent. I agreed. Now, I handed the keys after vacating the house on 30th July, moved to my friends apartment with my toddler. My maid, even cleaned the windows and fans for her and I sent her pictures asking her to refund the security money. She showed her colours, paid me only 23K out of 1.5L deposit. 1. 3 months rent(2 months pending) + 1 month for painting and maintenance. 2. 5% increase of 14 months. 3. Various repairs around the house. 3. 20 days rent in August, since I did not give her full 2 months notice. When i asked her how much was painting charges, she told it takes 50K if she gets a contractor, now the poor security guy Lakshman and his children, were doing the painting and cleaning for her, and she gets 27K + 5% for free. We already had finalised that if I vacate in July she wont take me August rent. She was quoting exorbitant rent 33K-35K for a 900 sq feet house with no security, power backup and very poor furnishing. Noone was booking it, so she decided to extort the money from me, even after her commitment. We already had discussed several times last year that she will not increase 5% rent, but since I was leaving and she had my money, it became an excuse for her to deduct the rent. Now the last part about the repairs, she initially showed me the receipt to deduct around 3962, attached is the receipt. But later she got greedy and deducted around 5K extra, citing some cabinet sheets to be repaired! Initally, it was 29K but she paid only 23K. My house was kept very well, and there was some wear and tears due to regular use. She wanted the house to be in the same state as she gave me 5 years ago. What did she expect, that the bulb and tubelight should also work the same for 5 years? She did not allow us to put up the security net in the balcony for safely, as it would make bad exterior for her building, the child safe drawer locks were also a problem to her. There was some noise when u open the cabinet doors, she said i should have brought the urban-ladder guys and got it all fixed. There was water leakage from the terrace ceiling, the big ants climbed from the tree outside and dug up the wooden doors, only poor Lakshman was her solution. He and his family are servants at her house and the children clean and mop the building. They are paid only 5K-7K every month and she keeps all the maintenance money for herself. It was a nightmare for me to handle her at the end, tested my patience and she took full advantage of the fact that I was alone with a 3 year old toddler at feet. She prefers only couples because a family with parents will again tarnish her prized apartment further, so she filters people who are desperate to move, have money and small families only. She thinks that the people who rent her house and poor, cheap not clean and dont maintain any hygiene. She is a queen, and we should see her house, she has so many grand children and not one mark on the walls. She keeps her house amicable and beautiful and even after 5 years the rented apartment should be returned to her in the original condition. Of course she had done some public service by providing us a place to live it and collecting rent is charitable work she does!

I hope people who wish or plan to move to this apartment building find this review beforehand and take the decision. First of all, there are number of issues with the building itself for example no power backup, 24*7*365 commercial AC Noise from the adjacent building. These ACs also cause one side of Ashirwad Enclave to be extremely hot(almost makes it unbearable to live in that side of the apartment during summers). The Electrical system of building is poorly designed. Any electrical appliance can go down at any time and tenant has to bear the cost. The owner is an old lady who lives quite nearby to this address and acts sweet when you talk to her initially but shows her true colors when you start living there. She is extremely interfering, adamant, rude and shrewd. Even after we told her about the heat situation, she wouldn't allow us to install the AC. She turns blind eye to simplest of the issues, like zillion ants that roam around in her building because of the surroundings. She uses substandard products which break quite easily and charge the tenants double amount when they leave. On my last day when i vacated the flat, she gave me a cheque for security deposit refund which BOUNCED and she stopped picking calls after that. Once i warned her about legal actions, she took another 3 days to send the money to my bank. She deducted 27K from the security deposit for painting etc and on top of it, extra 10k which according to her " in case she finds something else". I haven't received my balance amount till date. Also, to everyone's notice, she takes Rs. 2500 in cash for maintenance(guess what she's upto).

AC exhaust fans make noise the whole day and because of which there is lots of dust all over the house. Very pathetic owner... Charged 25k for painting but did not even get it painted while giving it to other tenant. There was a small line in wash basin and owner charged me 2k for it without even getting it replaced. Made me roam around to their home for so many times to get my advance amount back with so many random deductions. High rent and charges 2k for Maintainance and Security, and I have never seen security gaurd doing his duty or any of the maintenance being done.
