Emaar Emerald Estate (Emaar India) - Gurugram

Located in one of the upcoming and booming sectors of Gurgaon. A well maintained society . No over the top concerns as such, just some regular operational glitches which are common in almost all the Projects which are only partially functional. Only miss the gym and the club area which hopefully will be operational within 6 months to an year.

No doubt building is good and has good semi furnished apartments with balconies but it is not at all safe because of its location. The way to the building is isolated with little traffic. No public conveyance available easily. The metro is far away. It's very risky.

DO NOT BUY OR RENT AN APARTMENT AT EMERALD ESTATE! I wish there were an option to give a star rating lower than 1. This is an awful place, the average rent for a 2BHK is 30K, no common areas, pool, gym, shops, etc. operational yet. Security guards are never paid on time, and hence society is left unguarded many times. Owners are stuck with the place by investing their hard earned money, but dear potential tenants you can avoid so look for any other place. Not even worth 20K rent. Some residents are full of themselves and think since they own an apartment in the building the whole society belongs to them — extremely unfriendly for pets, runners, elderly walkers. Maintenance team cares only about money, other than that they are full of ego, are abusive and have a major attitude problem. Vendors can threaten you at your doorstep, and no one will stand up for you, not even security or maintenance. Most (not all) owners seem like they have never stayed in a social setting hence are unaware of social etiquette and mannerisms required to coexist in an apartment building peacefully. Walls are super thin; the staff is abusive and misbehaves with people. Seepage is prevalent we paid 30K as rent and suffered significant seepage within the first 15 days of staying at the apartment, it was so awful we were scared to invite anyone over. Landlords are bullies, they will give you a house that's not painted, not dust-proofed and cleaned but will deduct exuberant amounts from security deposits. Electricity charges are a scam here; units jump up even when no appliances are running. AVOID THIS SOCIETY AT ALL COSTS. Move a little in the area and go for Time Residency, Heritage, Ireo or M3M instead. Edit - The person who has responded below is a self-proclaimed society president who discriminates between tenants and owners. I purchased an apartment after your bullying and ill treatment and am much happier here. Dear potential tenants one more negative to not stay here, owners think you are secondary human beings and deserve to be ill treated.

Just commenting about the club, pool and Gym that is still not open & thent saw 2 years ago comment which has posted by other person and asking the same thing. Don't know when this will be operational and How much delay any tenant can expect or will give another excuse?

New gated community. Facilities team @ Emaar is bringing up the complex really well . Very well done apartments with excellent security. World Mark mall and M3M Tee Point in very close proximity of the society.

Pro: 1) location Con: 1) small flats (area) 2) quality is not up to mark, considering the brand name it carries 3) ill maintained - improving but there are many issues and the reason behind all these issues is the foundation. 4) lots of issues in the society which are still not resolved - Club house, pipeline gas & security 5) electricity backup charges are way too high compared to other societies (this is the main reason tenants are vacating the apartments). The entire set up is like scam - this is resolved now 6) management is ignorant and non transparent even to the flat owners 7) Maintainace and other charges are charged without providing amenities (this is pending for long)

Good location, great people to stay with. One of the most budget friendly and aptly located societies. Yes, there are some glitches and roadblocks to make this the best society but, they look temporary.

Wonderful society with almost every facility.. Also the scene from top level is wonderful... It's slowly developing but soon going to be a wonderful place for people to reside in! ??
