Thank god I'm just a tenant here. I've seen owners fighting the builder for cleanliness, water and electricity. And the builder is very rude in response. They have zero customer handling skills. Please take my advice and don't buy apartment from this builder.

I was a guest at a friend's house in this apartment. My review: 1. The ceiling is very low (8.5') and a fan looks very odd at that height. 2. The parking space is just enough for small cars and if you have a Sedan or a SUV, manovering in the parking space is really difficult. No idea how two-wheeler parking will be handled, since I saw a lot of car park area are already full of two-wheelers. 3. The wait time for the lift is high. One of the two lifts in each block is only operational now. That too was stuck in one of the floors when I visited, both while going and returning from the apartment (in a span of 5 hours' time). 4. The major drawback is that the whole area on the ground is concretised and plants or green area is abolutely bare minimum. One more addition to the concrete jungle in Bangalore. 5. I saw water flowing on the concrete ground floor from three outlet pipes. The space below one such pipe in the front area was clogged. Ugly look. 6. Swimming pool and Kids Play area - average. 7. Only one entrance with two gates. This is also for both vehicles as well as pedestrians, which means you will be walking while a vehicle will pass by close to you. Unsafe. 8. The clubhouse, pantry, gym and indoor game areas look good. There are some plants on the first floor open-to-sky area. The guest rooms available for the residents, is a good idea. 9. The corridor windows in two blocks are closed with blind-type glass. In two other blocks I found heavy wind (rather strong breeze?) was blowing. I am sure rainwater will get thrown on the corridors through the openings that are not closed. I was told that builders are planning to close them also. 10. The flush water was dirty. I was told that recycled water is used for flush. But Sewage Treatment plants do not give this dirty and mud coloured water anywhere. 11. The floor numbers and the numbers on the lift do not match. This means, say your door number is 503, you will have to press 6th floor on the lift. Creates much confusion for visitors, delivery persons. The first impression while you enter a home with a given address is funny. My visit was to get an idea to know about the apartment before deciding to invest. Now I will think twice - thrice or even many more times and may not decide to invest here.

The Apartment is nice but the management is pathetic here . My car was parked in the basement and the roof was leaking . Due to that the car has got stains and the management is not ready to get that cleaned too. One day I was walking with my wife and was having a chewing gum which exhales vapour from mouth while chewing , for this some one complaint in the appartment group that I was smoking . So there are issues wrt the people here .

Here is my opinion as to why one should not invest or buy here ,based on information i have collected after talking to couple of owners here is what i came to know and decided not to invest or trust this group anymore and drop the plan of buying --Mechanical Parking , to my knowledge first in town to have this and that to in an open space where ideally Builder should have provided landscaping , which builder in Bangalore will build apartment without planning for parking ? do you need such experienced group to do such rubbish planning, i was shocked to see this as i walk through the building, what resale value will you get with Mechanical parking ? It is builders mistake and he should have taken additional space and kept his promise which he has failed miserably --Builder has sold flats keeping this under carpet and not revealing any details when he has very much aware of fact that he is short of parking, people told they kept on asking and Marketing team kept on telling lies and sold apartments saying they have enough parking , and all buyers are shocked with mechanical parking coming up in open area. Till now parking still not alloted to Buyers -- Landscaping is worst here , you will doubt if this is same builder who has done GR lavender , has not done even 1 % of what you see in his other project , has cheated buyers with very ordinary greenery gimmick here and there ,don't expect any greenery in this project ,they have cheated buyers by saying enough greenery is planned and later lifted hands saying we have done best with whatever area left,go near club area you see very ordinary finish and landscaping done for the sake of it, absolutely rubbish ,state government parks have better greenery landscaping planned , here it looks like they have done things on own not hired any landscaping experts, big let down of this project --Look at amenities , Kids play area done for the sake of it , Swimming pool looks very average no attention paid to any finishing , Mechanical parking in the same line poses risk for kids playing , has paid least attention to safety of the kids, Club house you see walls already dirty no proper painting done --Looks like he has taken all the money and put it in his another project in gottigere as looks like there are people from the Management itself who own flats there , he has completely ignored this project and given all special attention to that ,cheated buyers of this project left and right * Accupressure walking track , looks very ordinary like some china made tile put for the sake of showing he has done what was promised , already you see cracks ,tiles coming out , mechanical parking overlapping this area, Cracks in compound * Water flowing all round , there are pipes outside the building water flowing from that directly to walking tracks ,no measure taken to ensure disposal of water, parking areas water is leaking all over.leakage not fixed * There are open vents which are homes for pigeon no steps taken to close them ,already it has become home to many pigeons * Builder says his group is about trust and values which he himself has not followed with this project , not one customer who has brought here whom i spoke are encouraging to trust and invest here, see what they have done with this project, with this project this group delivered customer dissatisfaction ,and these people instead of becoming brand ambassadors are advising not to risk here Overall stay away, Parking is scam here , no greenery and Amenities average , Group has ignored this project and taken Buyers for ride ,Outside work yet to complete ,Finishing no attention paid to any Beautification , This project is rightly named Heights for the "Heights" of misdoings and delivering ordinary project

I went to purchase an apartment here, and got a chance to meet few owners. I was horrified listening to their complaints about water and electricity. On top the builder manager Anil/kumar, I got no good feedbacks about him too. People say that he is very rude. If you are planning to buy an apartment,plz check with the existing owners.

Hi all, I had written a review and changed it due to some promises, but I guess I should wait till is see some actions and evidences before making any change to it! Read my comments in full before you take any step! I’m writing this review to give everyone any overview of my experience with GR group! I’m writing as an owner of an apartment in GR heights in Jambosavari Dinne! Positives is that the sales team is really good! They will somehow manage to convince you that you have to invest in their properties. I also believed that the quality of construction was good until recently when a small portion of wall on the terrace chipped off, it doesn’t look like someone did something there but GR have not answered as to what happened! The positives end there! The builder will give you a deadline and that’s about it! Meeting it is a completely different question altogether! I registered my apt in 2018, they haven’t allowed parking spot yet, they are short of parking spots and are now using the open space to build more parking space! If anyone knows if this is a violation of a contract, please contact me! The have where waste water is treated and used for flushing! But every now and then the water changes colour or it starts smelling or worms start developing, residents have to complain multiple times before someone can attend to it! The water outlet from all the balconies are emptied through a pipe and the water is released in the open area throughout the property! When it was being done the residents complained about it, the response was ‘our architects know what they are doing’. Dirty water keeps flowing around the building, clearly the architects had no clue. When it rains water flows comes in from the open areas in the corridors, they have closed one side with windows but not other side! Probably their architects think that it rains only from one side! When it rains water start leaking in some places in the building, they haven’t done anything to address it yet! Systems keep failing every now and then! Like the lift, they conduct maintenance every month but still the lift stops functioning suddenly or they keep resisting on some floors causing inconvenience to residents. Electricity goes off and you expect generators to back up immediately, they take around 5 minutes for someone to manually turn it on! This is not always but you expect problem identified once to be rectified that to when electricity drives water and lift which are essential! The ceiling height is not even 9 ft. When you put a ceiling fan and if you are tall, you can almost touch it if you stretch! Ridiculous in today’s day! Some of the work done in the building seems like masonary was done without any supervision! The most annoying is the accountability! Apart from one individual no one takes accountability. The association has a list of issues to talk but they keep giving deadlines but they keep missing the deadline and when you complain some of the employees say they are tired or criticism, if you didn’t want criticism you should not be in this field! The worst is that even after multiple request to meet the residents to put forth their concerns and the Chairman and even MD keep avoiding, as the chairman of the project if you want to avoid your customers, I seriously doubt the intentions of such individual! You could be busy most of the time but you cannot even spend couple of hours in knowing the issues and provide a solution or agree to a timeline? This makes us doubt that the team which Is part of maintenance in GR goes by what is instructed by the top management! The thing is, if you are looking to invest in GR heights, my suggestion as an owner is, please don’t! I will continue to update if their response from GR is getting better or not, obviously we as humans don’t want others to go through the same issue we have gone through! So when there is an improvement, I will continue to update and increase the rating! I hope this review helps you think before taking any step further!

Those who have written negative feedback are mostly ones did not purchase flat in this apartment, I don't see any big issue here except few minor ones but best thing about this apartment is, it's location and nice construction quality, also flats are very spacious. Amenities are good enough for a mid-sized apartment. There are few minor issues, association and builder working together to resolve those, like parking allotment, seepage in parking area etc, hope these will be resolved in couple of months. As of now No water and electricity issue is here like people mentioned in their comments. Has power backup, and cleanses all the way. Also there are good professional people in association who are taking care to get proper handover from builder. So please get the right feedback with right people, because one wrong negative feedback may miss your opportunity to buy a good apartment at best place in JP Nagar. Rest is everybody's individual understanding and decision, get right advice and make your decision wisely. All the best. :)

I couldn’t resist myself from writing a review for the apartment I bought at GR Heights. My long term dream of owning a flat got fulfilled. First of all the sales person greeted us well and had knowledge of nearby properties including pricing details and the amenities they offer. I chose a 3bhk of 1660sft which is ready to occupy apartments. The rooms are bigger in size and my bedrooms have a very good view of South Bangalore. I would give a 10/10 on location with many hospital, schools, shopping centre nearby.
