★ ★ ★ ★ ★ Location of the apartment is the only positive thing about this apartment.
There's no OC, CC as promised before the purchase.
No water, dependant on water tanker.
Wiring not done by a professional, lots of additional work and expenses.
No much support from builder or landlords after sales.. Main door they said its teak, but now itself laminate is coming out, which proves the main doors are not teak.

Water is a regular problem.
All the parent documents are not given by the builder.
Some apartment is getting bad smell due to STP right behind them.

Cons
- No OC for this apartment.Critical services like STP, Security is not up to the mark.
- Owners face a lot of problems as outsiders come and park their vehicles without the owner's knowledge.
There is no proper demarcation of the common area both in parking as well as every floors. 35% of the common area in A Block and 20% of the common area in B Block is occupied and built iron grills on the common area. Association president and most of the association members are part of it. The current association came to power to safeguard the acquired common area space. Some people tried to raise the voice against this and association is running by the close relatives of some 6-8 families in the apartment and they made them shut others mouth. Every owner who is having the grill blindly supports this association members decision due to the fear of clear violation of common area usage. This is the ugliest part of this apartment.
- Maintenance collected is on the higher side. Keeping in the mind of the amenities provided there is no proper financial regularity. A lot of unwanted unnecessary spendings. Residents bound to pay some extra money every time when something very criticals breaks down. ( STP, Lift, Borewell)
- With my 15 years of experience staying in a rented apartment in bangalore, the ideal maintenance for this apartment should not be more than 2200.
Pros
- After the third borewell, the water issue is better compared to 1 year back.
- Location is the plus point.
- Hygiene quality in the apartment is nice.
- Kids play area is good.
- Gym maintenance is impressive.
