1300sqft carpet area going in the range of 1.9 cr in phase 3, that’s super expensive. Nearby prestige charges 1.25 cr for 1200 sqft. Even phase 1 was around 1.1-1.2 cr. Not sure what they offer that makes it so much more expensive then other A grade builders nearby. Even if you’re willing to pay a premium, you have to ask what’s special about the place, other than the location which is convenient, i didn’t see anything extraordinary.

Been staying here for 6 months now and I feel L&T has completely let me down. Water leakages, no parking spots for visitors, dampness in wall, cracks in almost all the walls, fungi infested toilet doors, broken walkway tiles, water in the basement when it rains, super tiny club house when compared against the people who’ll live here (4k/5k and two badminton courts…what a joke) and the list goes on… The only advantage is the location, ideally located next to a mall that’ll open soon and close to the NH44. Imagine being stuck under a shower without water at 05.30AM after paying a fortune for buying an apartment here.

Please don't go by the big name & get fooled. L&T are popular constructors but not a well known builder & they live up to this statement. Planning & designing of flats is sub-standard including bathroom size & fittings leading to frequent flushing problem. Plumbing work is pathetic with frequent pipe bursts & water leakage. Except for the central football ground near the amphitheatre, towers stand closely side by side with little space for light & ventilation. To add on to the misery, there is only one clubhouse for the entire phase 1, 2 & 3 apartments, that is nearly 2000 flats. There is only one lawn tennis court, two batminton & two squash courts for all the 2000 flats. The only one skating rink for all the 2000 flats is just for namesake & doesn't even accomodate 10 kids. Bathrooms smell because of closed design & the doors rot of fungi every 6 months & needs replacement. Electrical wiring is horrible with blunders like common DG supply to heavy duty electrical points (15 amps) & regular points (5 amps) leading to frequent tripping of MCB everytime DG is on. And the icing on the cake is CRM dept is high handed & absolutely no intimation for customisation of inside of the flat, so one is left with lot of civil work after possession with additional expense. The only advantage of buying a flat here is the location just beside airport road which gives the convenience of easy transport facilities. For want of space, I'm limiting my honest review. The choice is yours...

Apartment designs are standard.. no Wow factor except for Luxuria type where they have incorporated everything well within limited built up area. Amenities and ambience inside project is really good. Good for end use in our opinion. No room for negotiation with sales,they stick on to their price but flexibility available in payment. Overall nice project in main road and good location, but costly!!

Very good project in terms of location and amenities. We saw century horizon, Hiranandani glen classic and Raintree Boulevard. This project was the best in terms of location, facilities and neighborhood. Horizon had no open space. Hiranandani project was overall ok in terms of construction but no UDS at all for the flat (only 10β„…) and lot of hidden charges + builder not reliable. Also, they are charging same as this project in way too inside location. This project offers better UDS and is direct on main road with metro access. Also, lnt has plan to construct school also in campus. Also, If looking in main road for township project only this one and Karle town centre are the options among which this is way better than karle for end use+day to day commute due to metro direct access and mall in my opinion. Overall good project but pricing could have been little less. Currently it's relatively high compared to other builders in same locality by around 6 to 8 lakhs.

Visited recently, Good location, just in main road. Project team told me metro station is coming at entrance itself. Even though it looked like a concrete jungle from outside, Lots of trees inside project, for upcoming phase they mentioned they are adding more trees. Floor plans are kind of standard nothing new. Finish seems to be better than other builders (Indoor heated pool, Big windows, Big dimension tiles, Quality french window, 3 lifts for 4 flats per floor, Mivan). Neighborhood is very good as its surrounded by Sahakar Nagar and Gkvk area. Prices are high Only but ok if taking for end use i think as it will go up only down the line in this location because of location, Project area (only one project in whole hebbal area has 30acre residential space and trees etc .like this), facilities, Job opportunities, rental value and brand value. Overall it's worth if you can afford.

Great place to live in - with whole lot of amenities available in the main road of GKVK. Place is near to all kinda transport and hospital and other important stuffs. Some of the towers (4 towers) are almost handing over stage, remaining 13 towers are ready to occupy. Inside this project will get a feel of luxurious lifestyle, good and recommended with club house, swimming pool, playground and many more ????

Very good location. Metro station at front gate is very convenient. Pricing is on higher side. Good if for end use for family, not good in terms of investment. Good schools available nearby. Nice layouts, good quality construction and lots and lots of trees. Overall good project from l&t. Nice to buy if its affordable.
