The facilities available, 24hrs water, parking, cctv camera, gated place,
This place is very safe and secure, Many single working lady's, couple, bachelor's are staying in the building ?.
The property is Very well maintained.

★ ★ ★ ★ ★ We went to see the room and the owner talked very professionally. He mentioned rent and deposit and was not ready to negotiate a penny. Anyway, we agreed. After that he kept on calling for a full deposit and at the time of handing over the key, he increased rent by 1500 rs, if you don't accept it, he wouldn't refund the deposit. By the way, remember he's a lawyer, no way you get your deposit back on time.
One more weird is, it is pay and use policy. No-one does it, you have to pay first and use it. And you have to pay before 5th of every month or else you get 100's of calls from him.
Rooms are so small, and he charges heavy rent and if you go to the 10th cross which is just 50mtr from there you get enough big spaced room.
About the agreement, as he is a lawyer he says he will do your agreement at the time of booking. Once everything is done, he charges 1000rs as advocate fee whereas the same you can get it in koramangala BDA complex for 200rs. If you don't pay he will not sign for agreement and be ready to get cheated. He has a big parking space but never let you park inside. He charges a heavy price for it.
At the end, my suggestion is, you will never be sure that he returns your deposit as you don't have an agreement and as he is a lawyer he cannot win against him.
Better you have ample empty rooms in that area for lower rent and you can find many innocent owners too.

★ ★ ★ ★ ★ Loved the penthouse here. When I first moved to Bangalore, got Shivakumar Sir's reference from my friend who stays in one of his buildings and sir has supported me well during the start as I am new to Bangalore.
The locality had everything needed for a newly moved guy to Bangalore.
The initial rental process was so smooth, the documentation was proper and Shivakumar sir made sure all the amenities are perfect before I move in.
Had a quite a good stay here as I always loved to stay in a pent house!
