Builder do not delivered promises, no transparency. Actually during the marketing and presales they over commit and never deliver.
Buyers forced to sign One sided agreement which is completely in favour of builder.
Carpet Area FSI fraud
Bank Loan on project land not released even after OC, bank will not provide NOC for project land until the loan of builder remains. No commitment from builder on release of encrumbrances. Every large builder is doing this even if this is violation of Rera.
NOC for physical title transfer of project land to society is pending even as OC is done in 2019
Club house promised in brochure but not delivered. No commitment on clubhouse master plan keeps changing particular largest builders of Mumbai. swimming pools Tennis courts every thing promised in brochure but not delivered.
Italian marble poor quality

Builder forced property tax on flat buyers despite project land not transferred to society

Maintenance not transfered to society hence you pay 18% GST charges extra needlessly. No transparency in builder provisioned maintenance.
Maharashtra Govt and Maharera never takes action against big reputed builders get away with fraud.
Have to pay illegal transfer fee to builder upon resale of flat.
Electricity distribution company belongs to builder sometimes hence monopoly, extremely high electric bill's. No occupancy is Rs 350 occupancy bill Rs. 5000-10000 monthly.
Builder are selling covered and open parkings not included in flat sale price. Not handing over to society.

No EV car chargers in the tower parkings or campus.

Builder will never reply any of the above concerns or any emails other than emails concerning money demands.

No public transport or connectivity to some of the Mumbai's very remote locations avoid to buy such locations.
Existing buyers will never mention any of these issues as 90% are all regular investors of the builder, they are resellers. This is NRI honey trap do not get cheated by fake media propaganda.
Under the above circumstances in many cases you may not even get a private bank loan from your bank incase you are in need of money. As when bank finds out issues they donit want to provide funds to you considering there is already so much NPA due to builders taking back own project via sarfassi act under another company name. Govt is looking other way to such issues.
Note: All large builders in Mumbai are doing all of the above buyers just don't know this at it never comes out until you are trapped already, don't rely on MahaRera or media for transparency.
