Worst apartment you can ever live in.... There are no basic amenities and frequent power cuts and no proper water supply... And the people living in this apartment are so dumb... They let their pets urinate in the lifts..... And sometimes only one lift will be working..... No gym, no swimming pool and they charge 3k maintenance .... Even the smallest apartments in bannerghatta have swimming pool and other basic amenities..... There is no maintenance team and no manager..... And they tell u to pay fine for everything... And the flats have leakages everywhere... Sometimes there will be no electricity for a whole day.. And the security is also dumb... There will be only one gate working.. the other gate will be closed... According to my experience in this apartment I prefer not to take flats in this apartment

The place is good for bachelors. It’s not a good place for families. The security is good but lacks etiquette. The manager has the same problem and so does the support staff. I would like to point out that they literally cannot be nice, especially to bachelors. The management needs to work on their skills and themselves quite a lot. I suggest hiring new and more qualified staff.

This flat lacks basic amenities. The flat gets waters in tankers which is hard water and causes skin irritation and hairfall. The flat does not have a reliable source of electricity . Majority of the times the water is down or the power is down, if you're lucky both will be down. There are no amenities at all. The project charges maintenance and has not rendered any so far. Ladies and gentlemen please go down to the power electricity room in the basement and see that there are 2-4 flats which are connected to a single MCB board circuit. The project has lot of dust and construction dirt. I remember taking water in buckets from the tankers like in slum dwellings.

Been residing at Nitesh Hyde Park for these past few torturous months and can whole heartedly say that I wouldn't buy a house from Nitesh Estates even if a gun was placed to my head. Electricity woes, WTP problems, poor quality construction, unpaid staff and unending delays. These sufferings are not unique to Hyde Park project and one can easily find near identical tales of sorrows from betrayed owners / tenants of Forrest Hills, Flushing Meadows and surely few others, posted on Facebook or other Social media. Uninformed buyers are drawn by impressive full page ads in leading newspapers and with Virat Kohli as brand ambassador they are duping them into believing that Nitesh Estates is premium high quality, reliable and trustworthy. In truth, one has to just visit any of their so-called delivered projects to realise what a sham business it all is and how helpless it's residents are. I hope people who are thinking of investing their hard earned life savings (current and future) on a dream home from Nitesh Estates, read this post, do their research and stay away from falling into their trap.

One of the worst society. Admin can stop water & electricity any time they feel like without any prior communication. There are times when I have used rain water and have been living with no electricity meter. Nitesh is known for not paying bills on time due to which vendors go on strike every now & then. Landlords have not paid maintenance for months and management is very weak. This impacts tenants who have to sacrify deposit and leave the apartment. While letting out an appart. Landlords may tell you that electricity is free but will come back with charges which is double from you consumption. Don't get fooled by the gardens and all and get stuck in this fraud society.

This Apartment had lot of issues during the handover which is 4 years back. It has been come a long way since then and it is one of the nice residential Apartment complex now. I see many negative reviews and problems related to Electricity, Water, Association Management and Security. I lived here for 4 years and one among the very few residents moved in early. Read the below points if you are looking to buy/lease/rent a flat here and take your call. 1. Apartment has 2 Association, one is for Block A,B and C and second one is for the D block and other under construction blocks. One Association manager who takes care of entire security and maintenance 2. Maintenance charges vary between the associations and it is higher for ABC blocks and 3.5 Rupees for D block. Difference is due to the cost burden of maintaining an apartment while the builder has left the business (Not to mention the state of handover). With higher maintenance charges ABC block managed to permanent power connection while the D block expected to get the permanent power connection after the some part of under-construction work is complete 3. Ample water supply from in-house borewell is available and it is more than sufficient even during summer. You can see the fountains are on most part of the year which is a luxury 4. Security is good. May be they dont talk to in languages other than Hindi but no normal apartment complex has a luxury to recruit a security agency who flaunt you in professional communication. Security handled the pandemic situation so well by risking their lives. Even today they take the parcels and drop you at door steps (or the manager reminds the residents to go and collect the parcels) 5. No one enter the apartment without the My Gate approval from the residents 6. During pandemic the association arranged shops inside the complex and it continues ever after. Vegetable shops, Tata Groceries, Egg, Milk, Cake shops, Pizza, other eateries like A2B, Hygiene products and even shopperstop, etc. Though the association charges the vendor some charges, residents enjoy the convenience and safety (Shops are in open space and strict COVID protocols are followed) 7. ABC blocks have covered parking while the D block has open parking (Part of point#2 regarding the under-construction area) 8. There are few good volunteers who takes care of regulating/communicating to the residents while few nuisance folks are also there (Just like any society) ! 9. Few incidents of Bachelors disturbing the neighbors and gets sorted mostly 10. Many people own pets and you can see most of the kids are playing outside joyfully along with pets 11. Landscape, Decorations, Republic day functions, Lot of other Celebrations are good (and we pay the higher maintenance though :) ) 12. Lot of open space for the kids and friend get together 13. There are number of BBInstant kiosks (Vending machines) to buy day to day needs 14. Power backup is available. Catch here is that it is not automated. So the WFH folks get disconnected for a minute or less. However the router backup helps on these situations 15. Limited internet and cable TV providers and it varies between blocks as the vendor infra is not complete in all blocks. 16. Building plan, design and quality are good. A,B,C Blocks has only 1 and 2 BHKs and D,E have both 2 and 3 BHKs. F block is premium 3 BHKs so they are still constructing (Feel sorry for the owners) !! 17. Location and accessibility is fantastic to say the least as you are just off the B.G.Road while you reach the Meenakshi mall in 5 minutes walk. You have Temples, Hospitals, Schools, Groceries are close by. Note that I have listed the pros and cons in a candid way possible. I am neither part of association nor against anyone on this apartment.

I shifted here in 2016 apartment was under construction so there was some problem with electricity and water but soon those problems got solved. This place is peaceful with all the amenities near by like malls, hospitals, schools and restaurants. Flats are well ventilated,no high rise buildings in front of balconies. Upcoming metro station is 600mts away from apartment.

I have lived on rent in Nitesh Hyde Park for over three years, and my opinion of this place is based on two factors- 1) poor construction quality by Nitesh Builders, and 2) mismanagement by Association. 1) Construction Quality: Like it or not, despite the flashy marketing, Nitesh Builders is known for very cheap construction quality. And Hyde Park is no different. Inside the flats of ABC and D, the bathrooms are filled with seepage, and the walls in living rooms and bedrooms of most houses are stained. The poor build quality is also noticed in the door and windows, and even in the electrical wirings and fittings. Outside, there is no dedicated play area, and it was a struggle for my two little girls. Like all other properties, Nitesh Builder has abandoned this one half way. Buyers of incomplete DEF blocks have been forced to pay additional money to get possession of their flats. 2) Association Committee: This is a small group of 5-6 people who have been managing the day to day functioning of the place from day one. The Association is very high handed and arrogant. They run the show with no bother, and are always at odds with the owners staying in the apartments. My neighbours say that no owners want the people running the Association. In Nitesh Apartments, there are two types of owners- ones who stay in the Apartment Complex, and the others who have rented out their flats (investment). The first ones are always struggling with the poor management, and second type (including my landlord) doesn't care at all as long as they are getting rents on time. The Association levied a ridiculously high maintenance rate (between the time I moved in, and when I vacated). At the same time there is no such facilities like a Clubhouse, Gym, Party Hall, Swimming Pool, Tennis, Badminton. Basically there is nothing. Any day you will find the lifts filled with pets excrete and piss. Electricity is highly unreliable, and there are no electric bills. The Association charges whatever they want. Often there is no water in taps and toilets. I have been to office without a shower. This level of mismanagement, coupled with poor build quality, has made my stay at Nitesh Hyde Park a regrettable one.
