★ ★ ★ ★ ★ My wife and myself had visited this few weeks back. We instantly regretted the visit. In the front office, no one was willing to check on us and enquire on our needs. We got the feeling that they were doing us a favour. Arrogant tone and a very boorish demeanour notwithstanding it was clear that no sale would take place. My wife and myself politely waited until the ordeal was over and left. Taking my business elsewhere, first step towards a good purchase experience is the sales executive and it was a BIG FAIL! Checking out some other projects elsewhere.

★ ★ ★ ★ ★ Nice layout. I've a plot here. And the builder is definitely trust-worthy - which to me is very important aspect given the general situation in real estate. And even for the requests we make, builder tries to accommodate to the extent possible. I myself referred 3 more friends of mine directly and 3 more indirect connections who bought the plots here. Never have I heard any issues from builder side. And it's a very peaceful layout , with nice landscaping done, no pollution , no traffic etc. And the proposed clubhouse is also very big and they are also trying to fit in/add more activities in layout as they develop more phases.

★ ★ ★ ★ ★ Location wise now connected to more developer layout & proximity to Sarjapur road compared to other plotted developments around. No amenities developed yet as per the brochure and no commitment either. Give access to rainbow retreat clubhouse for free. Only ~60 out of 680 plots of all 4phases launched for far are constructed or under construction. Availability as on Feb 2021 is scarce. pricing is one sided and developor mandate. Also, it's sales people blatantly asks for cash amount of Rs 15 lacs to be paid in cash. Not sure how would existing investors are happy (may be only by enjoying appreciation on papers) and on what basis one would buy. It's not habitatable as of now and community development projected till 2025 (50% people moving in). Good for daydreaming.

★ ★ ★ ★ ★ Odian Woods of East is a BDA approved layout about 2 km from Sarjapur main road in the limits of chikknayakanahalli hobli. I wanted to write a review after reading a few myself. I have bought a 1200 sqft plot here and want to share my experience. Few points
1. The marketing staff is not one of those who create hype and give false impressions. They are extremely genuine and straight forward which to some customers may seem less patronising because of which they may say marketing staff is arrogant. If you are looking for colourful words, hype and drama instead of genuine facts of property from the staff this is not the place for you as customer.
2. Surprisingly less marketing which means plots get sold with word of mouth and recommendation from new customers.
3. The property has all the amenities of a premiere property/brand and what ever they had promised is being delivered.
4. Strategic location and very peaceful layout where many house constructions are coming up fast.
5. 1 yr ago - No club house, badminton courts, parks or other amenities.
Now - Clubhouse under construction with amazing speed and as per promised plan. All outdoor courts initially promised are ready. All landscaping, greenery parks as per plan ready.
6. The developer will maintain the layout with the interest from lump sum amout included in initial cost of plot for atleast 5 yrs. Later the amount will be transferred in full to society which can then continue maintenance. This means unlike other phoney property developers which collect shocking amounts for maintenance and other charges, they quote a reasonable one time maintenance amount which they deposit in bank and use the interest.
7. This layout has the same restrictions on construction and not meant for rent purpose construction. If you are a buyer wanting to construct home for a single family in a peaceful layout with all amenities, then go for Odian. Since there is restrictions this layout will not have high rise buildings, tenants who will exploit the amenities and limit to people with responsibility to maintain the layouts sanctity.( no individualbores are allowed to preserve undergroundwater, mandatory rainwater harvesting in everyhouse, setbacks as per norms etc). We have seen ourselves the well planned underground rainwater drains and seepage sumps constructed underground which is great for underground water table.
Overall experience so far has been good. Hoping this continues as I plan to construct house and move to this nice layout.
