They are big time cheater so don't trust them. If you are planning to buy an apartment then please double check. If they are starting a project or under construction then don't go with them. They have started a project by name Deepanjali Homes near kalinga studio square in 2010 and suppose to deliver by 2012 end. Till date i.e. 2016 February they have not delivered. This is one of the many more pending work they have. Don't take risk to buying apartments from them and repent later just like me

Fraud case ongoing against Manoj Panda and Saroj Panda. Police cyber team searching for them. They took money from me for two commercial office for Orissa Gateway project in Khandagiri in the year 2015 but to this date no handing over and moreover construction is on hold since 2016. Lodged FIR and case against them.

Full time cheater group. I had booked flats in the apartment titled "Ganapati Homes" near Kalinga Studio (in front of SOS village) on plot no- 788/1444 which is located in Sampur Mouza being built by the Builder β€œOdyssa Homes and Commercials Pvt Ltd” (OHCPL), whose directors/chairman are Manoj Kumar Panda, Saroj Kumar Panda, Arabindo Santra. The office of OHCPL is located at Plot No-7, 1st floor, VIP Colony, IRC Village, Nayapalli, Bhubaneswar-751015 and presently planned to be shifted to the Project site Ganapati Homes. There are 42 flats in the above apartment, as per the agreement, OHCPL was supposed to handover the flats latest by December 2016. This project is getting delayed beyond permissible timeline. Most of us have taken housing loan from different banks like SBI, HDFC and AXIS as the project was approved by these banks and Bhubaneswar Development Authority (BDA) (RERA was not there) had also approved the plans for this project, after seeing all this we had gone for agreement. It is really astonishing that SBI approved project was mortgaged with Oriental Bank of Commerce (OBC) which is now merged with Punjab National Bank (PNB) and SBI legal team was unable to find out the same from land records (EC). Builder had taken project loan of around 3 crores by mortgaging the land/project with PNB but this was not informed to the buyers. The current outstanding is around 5.42Cr. It was also not informed to us that the land is waste lease land where as in our agreement of flat with builder and tripartite agreement with SBI and other banks it was mentioned as Sthitiban plot, not sure how the bank are checking the documents for which they are charging the processing fee. Are the legal team in the banks doing proper checking of the documents, not sure. The builder has done all kind of possible frauds with all of us, may be banks are also involved in this fraud/nexus. PNB (OBC) bank had issued NOC only for 6 flats that also seems to have forged signatures of buyers with out their knowledge. Currently as per PNB they have got High Court order in their favour to auction the property and to recover its loan which is currently Rs 5,42,12,224,9/-. OHCPL has been a regular defaulter in paying the EMIs to PNB. This project is also not approved by RERA due to unavailability of ROR. We have been hearing from builder since last 3 - 4 years that ROR will be available soon but tactically he is delaying this not sure what's the exact reason. Also, construction of the flat is not yet to be completed. There was no construction work since last two years and recently builder has started some work just as an eye wash through local contractor. Earlier SPD construction was engaged for the work but due to non-payment of remuneration they stopped the work. Builder advised us to do registration of flat but few owners who did registration got legal notice from PNB stating this registration can’t be done. Now PNB is trying to get its money by auctioning the project. SBI is getting its money from EMI that is being paid by us (home buyers) and we have landed in big trouble.

Cheater and Fraud Group! Lot of police case ongoing against them, whoever wants information just visit DSP office bhubaneswar. I have also lodged case against them.
