Palm Terraces Select (PTS) - Gurugram

Palm Terraces Select (The PTS), such a beautiful and small society, very pieceful with all facilities like; Gym, club, swimming, Bowling, Library, Sr. Citizens area, kids area, Basket ball court, Tennis court, Bad Minton court. It is a gated well maintained society with camera installed all over the area. The best part is no vehicles are allowed on the Ground floor, kids and Sr. Citizens can walk, cycle easily on the ground area. Very nice number of Visitors parking in the Basement one and two area.

Ambience is really good. Place is clean and pretty. The flats are well spacious.

Being a resident of this property I can say this is a terrible society. No doubt any new comer or outsider would for sure love this at first look but living here is completely different. From such a renowned brand like Emaar such pool facilities weren't expected. Emaar charges the highest maintenance charges and in turn you won't get any maintenance service. Apart from this the electricity charges for all the lights and AC which are running in Emaar offices are also charged by residents. Even after that AC of clubhouse doesn't work. There is only one outdoor swimming pool. There is one more heated pool that is advertised but the construction for which has been stopped and that isn't going to be build in near future. A lot of other facilities as advertised are not available or function and there seems to be no scope for most of these facilities. Overnight the project layout and planning changes, the area which was once a garden area gets turned to parking area. Property manager does't care about what happening in the society and every weekend residents have to organize meetup for such issues which emaar wouldn't even bother to address. One security guard is assigned to three or more tower and is asked to sit under sun by property manager. This often result in security issues. On querying the emaar clearly states that they have shortage of money and is withdrawing security guards. For now there are only 4 security guards for 12 towers inside society. If you are planning to invest in here or planning to rent out an apartment here or any of the emaar properties, do verify the above facts from any of Emaar resident. You will end up paying close to 10K as maintenance charges excluding the outdoor electricity charges which is approx 3K additional. The issue is not that maintenance is high, the issue is that for any maintenance request you ask emaar they will redirect you to the vendor or shop from where you can get your work done at your own cost. PS: above all now lifts in the society have got a serious issue. The lifts randomly fails in the society and people have fallen from different heights straight to the basement and getting injured. Despite multiple such accidents no one from emaar has even taken a step to resolve the lift issue. Adding a screenshot of residents whatsApp chat of such incidents

I'm a realtors and like this place for number of reason, 1. Two apartment per floor 2. All apartments are very well lit and sunlight comes in all apartments 3. All apartments are facing park 4. All apartments are facing club 5. Low density condominium 6. Club facility are very good 7. Having kids play area 8. All tower has independent security personal 9.well connected on Golf Course road extension 10. Ground floor units are my fav as all ground floor apartment s are having large size Garden which you genrally do not find in any multistorey buildings

All flats are same size and one of the major reason of equality among residents. Ample parking for visitors in 2 basements, small shopping complex with all necessities including Doctors, Max Lab and Pharmacy in Tatvam Health, a restaurant and Salon in Club to enhance the living experience in The PTS. All units are abundantly exposed to natural light and ventilation as open all sides due to unique 2 flats in one floor.
