★ ★ ★ ★ ★ Construction of flat in rai heritage is very bad, material used for construction is worst, even new construction building has crack in wall, there is always issues of water supply.

★ ★ ★ ★ ★ Builder is just OK, if I talked about quality of construction than I observed that quality is not as per expectation. Inner walls are observed cracks and leakage even within one year of new flat possession.

★ ★ ★ ★ ★ Work is good quality. They have done advertising of Rs 29.50 lacs all inclusive. But when I visited the office the same 29.50lacs flat they said its 40lacs. So all the hidden charges are not shown in the add. It's like fooling the customer, think before visiting the site.

★ ★ ★ ★ ★ If you want to buy any property in rai residency, please be strict and note down everything they tell you. Rai residence is best but not the managers who show you the room.
The manager of rai told me the price of flat to be 49L and when I gave the check for 51000 for booking amount she changed and said that you have to take loan from some Tata home loan where the interest was 11% but I was getting the same loan in 8% from sbi.
And at the end I have to cancel the room because by doing that I had to pay extra 1.5L which will go directly to her account.
And her surname is maurya(do not buy from her, just an advice ).
On a true note, rai residency is one of the good builder and he made many good properties, but the managers are truly harmful, so please be aware of that.

★ ★ ★ ★ ★ All most staff members are very bad, when customer book the flat they behave polite and after that they change their statement whatever they had communicated and promised with customer and charge extra money from customer. They charge maintenance from date of booking instead of possession date.

★ ★ ★ ★ ★ Rai Residency has worst employees especially sales people and Manager ashish . When u r going to buy, they will behave so politely but later they also give threat of cancelling ur flat even in small matters. 1 star i gave, just for their behavior and ignorance after u booked flat.
