★ ★ ★ ★ ★ As a startup we can go for here highest future development of ringroad is 40% work is done and Dumping ground is going to move from thier project to some another place as future development prospects such as (?metro)etc are having very high chances and budget friendly tough as in kalyan west area neighborhood like kahadakpada. Cons I will say (car parking ) is not mantained in thier project urban centre they are offering Ample car parking space. And rest is your decision.

★ ★ ★ ★ ★ Poor experience after going there. Lot far from city of Kalyan and especially for people who commute from Kalyan station. After getting down from local simply have to move their two wheeler to their destination which takes roughly 40 minutes to reach. And by Auto you can feel you have catched another local train to reach your destination. Simply like people traveling from Airport to their home in Thane. Too far away from the station. Didn't liked the last destination so called URBAN centre.... it's really Rural so called URBAN???

★ ★ ★ ★ ★ Urban city center, kalyan west, 30 floor tower area size of 497 sq. Ft for 1 BHKs. Check with the sales rep. Before paying as the carpet area is very very very less than the rera carpet area. Actual carpet area is around 415 sq. Ft only. I have been given misleading information. Don't agree to everything sales rep say, calculate the area before agreeing to even pay the 10k booking amount. Grahak Jago, make informed decisions. Don't buy your home at raunak urban city center kalyan west khadakpada 30 floors property. I would not even give 1 star. Check the rera website, they are promising to deliver the property constructed by 2023 but the rera site shows 2026 project completion date. Don't become a fool like me and I end up losing the 10k amount as they did not even refund the 10000 booking amount paid. Also there is a litigation related to the property when checked on the rera site. Check the photos for details.

I bought a 1bhk flat in Raunak City. It's my biggest mistake. Commitments given by sales person are not getting fulfilled.
There are many residents in D9 building who have yet not received their refund money (possessions are given with incomplete work).
*) Water problem- It's been 6 months now, yet KDMC water is not available in building. We are paying huge amount for water tankers. All residents are having hair fall, dandruff, skin rashes & health issues in Raunak City D9 building.
*) Poor construction- Many flats are getting wall cracks in this new building. Wall paint is fading out. Floor tiles are very low quality and not properly aligned. Sliding windows are not fitted properly.
*) Incomplete work- Wooden floor was committed but not delivered. Modular kitchen was committed but only trollies installed, nothing else.
*) Over priced for basic amenities- we have paid 1Lacs for Club House but still have to pay 4K for 4hrs to use hall. Swimming pool is yet not started. Light in garden area is not available since day one.
*) False commitments- Committed fully furnished home but at the time of possession, builder has given us 50K IKEA coupons (for all furnitures in home). Committed Smart home but we are struggling for basic amenities here.
*) Pathetic support staff- Raunak RM is one of the useless person we have ever meet. Everytime Raunak staff gave false confirmation and commitments.

Going to be completed during 2023 end!
There plan is great!
We get Nice amenities during taking rooms there!. Like, Swimming pool, and Terrace Garden, Big playing area, Clubhouse and all!
Automated Appliance Compatible Houses are there!
And about carpet area of rooms,
It's Good enough!
And during looking room also, we get a good service, introducing there facilities, and Features of them!
