Rohan Abhilasha - Pune

Pros: 1. Landscape and design is very beautiful. 2. Very good amenities like badminton court, squash court, swimming pool, cricket pitch. 3. Provided water supply from Indriani river. Cons: 1. They used grill in common gallery area. A bit of risky for small children. 2. The space between surrounded building is less.. People can view each other balconies easily. 3. Location is not very prime, connecting roads are broken. After living here for a week I have actually started seeing the actual problems. Below are few of them 1. Water leakage on walls. Just after first rain 2. Rain water is coming from hall windows. 3. Wall and roof finishing is not great. You can see waves with your naked eyes. Edit -2 1. They have fixed the leakages issue at-least in few houses. 2. Water logging issue at -1 parking. They confirmed to fix it but no timelines.

The best society to live I would say..rent or permanent both, ♡loaded with amenities, ♡no water shortage at all, ♡full power back up, ♡great maintenance of cleanliness nd ♡full marks to layout...all in all .. ♡it has international feel ..like dubai or some city...its super

Extremely bad project. Very poor build quality. Flats are always leaking and builder won't do any fix. Its been now 2 years and when it rains water flows from everywhere in your flats, lobbys, parking, podium area etc. Infact water is logged so much that it enters lifts and lift becomes un-operational for 8 days. Not only water leakage issue but there is issue of connectivity like no mobile network, no good internet service. Just after 8 months bathroom doors are rotton and black stuff coming out from down. No grouting of tiles done. Everywhere in home there are cracks. Internal Electric wiring is burnt just after 3 months once.(Although it was replaced by saying its faulty line, but this shows poor quality products used. And I was just using CFL light when it burnt.) No paint in parking and parking floor is all crack. There are no lights and a home for snakes and scorpions. I myself have to use mobile torch everytime after 7PM to go towards my parking. Moreover if your flat is in building 1 then builder gives you parking in building 2 because he has over sold building 1 parking slots. The parking is made in such low basement that its flooded in heavy rain and we have to use pumps to draw out water. Big disappointment after buying flat in Rohan Abhilasha. Do not buy it. From last 24 months mails are going to and fro for leakage issues. Nobody replies. I have so many videos photos for proof. Note - Whatever i have said above, I have proof of it. **************SHARING LEAKAGE AND WATER LODGE ISSUES************** [Edited] Just few from 1000 photos and videos I am uploading. Biggest issue - More bigger than above all - There is simply nobody to complain. They all are same from top to bottom. And then comes the excuses which are of next level - Some of the excuses made by builder side people are - - Sir Rohan Abhilasha is made in such a way(direction wise) that there is heavy wind and rain water as compare to other buildings nearby - Sir Pune is expecting unusual rain this year. (Last year same reason was given) - Sir Covid-19 has impacted us.(Was there any pandemic situation last year ?)(If covid-19 has impacted, then how Rohan builders constructed D-block) - Sir everywhere there are such issues. Nobody else is complaining except you ! (Seriously, there is a full excel sheet of issues) - Sir since you have removed skirting from inside the wall A(say bedroom wall) hence there is leakage from outside of wall B(say hall wall) (What logic and technology does the building team have ? I rest my case here.) - If these all were not enough - They say that since the building was constructed - Now we cannot do anything. - I can go on and on and on...But let's just end it. NOTE THAT THE NEW g-WING IS ON MORE LOWER LEVEL (GEOGRAPHICALLY) SO BEWARE BEFORE BUYING. ITS 100% GONNA BE FLOODED. Also while purchasing flat builder showed us 2 roads to Rohan Abhilasha. Once which is constructed and other which comes from Fire station. There will be no road coming from Fire station in near future. Go and check records in gram panchayat. So many false commitments - I cant even start on it....

Nice place away from city crowds. Best part is they have in house water filtering plants to filter river water directly from river. No water problem for sure. I saw sufficient number of shops of nearly everything. Prices are higher for the location.

Building and architecture is good . But the people living here uncivilised, mannerless NorthIndians . They look down upon ppl from Maharashtra and other states. Constant fights between these two . Think before buying or renting as you will find some one or other popping in our house or taking your videos and putting on societies WhatsApp group

Overall a good project, everything you need is here. Ambience are good. Only I feel architect should have used some common sense in planning the buildings. Half of the building side don't get sun ray for 6 months during winter. I don't know how so thoughtless way they dsesigned . Amount they took should have more better space management. Parking are massacre in size. Marketing people will give big stories in actual scenario are different...

Wonderful society with amazing landscape, amenities ( Swimming pools, Badminton courts, Squash courts, Cricket court, Tennis courts, indoor games, gym, Flats are well built with good ventilation and air flow through out the home. There are multiple kids play area between 4 clusters. There are seatings for senior citizens. The club house is huge and the society celebrates all the national and festivals. Overall the society is best place to stay-in.

It's a new residential society coming up in Wagholi. The property is huge and beautifully developed. A few wings are still under construction at the moment. Being located a little away from the main road, there's a lot of peace here. The flats are reasonably priced. All basic amenities are available. The view is lovely. People looking for new flats a little away from the general hustle bustle of the city should definitely explore.
