Good experience after started staying in our dream home Rohan Leher 3. Earlier we were worried in covid time, for delayed possession. But after possession we are happy till now, no major issues as such. Only stp water smell issue is there, builder provided good electric fittings and other fittings of standard quality.

UPDATE 15/Dec/2021. My mail to Rohan Builders: Reference - Severe seepage in ceiling and walls in the flat below our flat Rohan Builders: A few questions to your Technical(?) Team: - When you decided not to create spouts in every bathroom/dry area, what was the analysis about the possibility of seepage? Or this issue never came up at the planning stage? - If spouts are not created, what other SOPs are followed to prevent seepage? Have you followed them? - How many flats in RM2 have reported seepage? - Your solution to seepage seems to be to do epoxy grouting in the overhead bathroom. Wherever you did it, has it solved the problem? - The Answer to the above question is NO. Why do you still persist with epoxy grouting as the solution to seepage? - Are you not aware that doing epoxy grouting at this stage is ineffective? There is already accumulated water in the sunk area and doing epoxy grouting at this stage will not ensure 100% protection from seepage. - Do you have any in-house technical experts who can assess the problem and recommend long-term solutions? If yes, can you share details of their recommendations? - If you do not have any such experts, have you done any assessment involving external agencies/experts? If yes, can you share their recommendations? - If you have not done any such assessment, what are you waiting for? Like all other mails, I don't think I will receive a reply to this mail as well. However, please remember, whatever already happened cannot be undone, but how you respond now may limit further damage to your reputation. Thanks, Omkar Sathe UPDATE: residents joined hands and made a list of 180+ issues which are related to deviation from promised/ quality/ workmanship/ poor quality material. Instead of spending efforts on getting the issues rectified, builder is putting efforts into getting fake good reviews. I am sure buyers can easily distinguish between genuine reviews by Rohan's customers and fake ones. MORE UPDATES: Glaring examples of negligence: a) Lightening arrest wires not even connected to grounding metal on the roof. Metal strips broken at many places. Even after bringing to the attention, no rectification done (dangerous negligence) b) Concrete laid on the ground without plastic sheet underneath (zero basic knowledge and supervision) c) Water tank opening in the driveway entrance (poor planning) d) mosquito larvae in the STP tanks, coming into and visible in the commode. .... there is a list of 180+ such issues. Looks like these guys have mastered the art of cost cutting... Extremely poor quality tiling, plumbing, lifts, electrical fittings - things that you take for granted from a good builder. Add to that poor finishing, extremely poor quality POP work, leakages... I can go on. Very sad situation!!! Some glaring examples of cost cutting: - this is 13 stories + 3 floors. Yet, lifts don't have bidirectional call buttons. Results in waste of both time and electricity. Found out that single call buttons were costing less and hence - impractically placed inlet values for bathrooms and kitchen. They are placed in such a way that safety equipment is needed to reach them. Just the other day, due to poor quality, tap came out detached at 9.30pm in one flat in a bathroom. Water could not be stopped. Late in the night, someone then closed the main line from the terrace to stop water wastage. This is so sad. - door frames in all flats have started coming off in a matter of few months - extremely poor quality tiles - almostball times have broken corners. Looks like damaged lot was available for less money. - no esthatic sense - a tin roof parking lot has been erected inside the premises which looks so ugly. Can't believe we bought flats worth over a crore in this project.

This is the review for Rohan Leher III, Never stay in this society. Too many public dogs are leaving inside society's parking, near swimming pool and amenities areas and harassing people. If you want you can stay in this society at your own risk because of no security. Also even after so many complaints security/Rohan builders are doing nothing to remove these public dogs from the society.

The facility team of Rohan builders doesn't believe in giving euqal right to male and female staying in their building. In todays world also, they differentiate between man and woman and believe that only the husband's family has the right to use they society amenities by not allowing the wife's family members and not making their resident card. This is highly unacceptable.

Rohan Leher 3: 1. After giving possession I saw following things. We have our dogs in the society then what are outsider dogs doing in the society? There are many security guards but still outsider dogs are comming inside the society and harassing people staying inside the society. Outsider dogs are roaming freely in front of security guards. Question to Rohan builder is have you created this society for outsider dogs or human? And what is the meaning of having security guards then? 2. Flush water in washroom is coming with extreme bad smells. It is happening since you handed over the flat. The smell is very dirty, colour of water is black and the smell of water gets spread in entire house. Don't you have good quality water? What else we expect from Rohan Builders? Did we made a mistake purchasing flats from Rohan builders?

This is regarding Rohan prathma Hinjewadi. They show the sample flat, influence the public accordingly, but mean while they are cheating. This is my personal experience. I booked my flat in 2019. first of all due to pandemic they postponed the date of possession. Next when visited the site the nominated flat for me is different in size. Now they are telling not to compare with sample flat. Don't they understand meaning of sample flat? When told to cancel they are going to deduct amount by 5 percent. Why are you making people fool. None to take response. Worst management. Worst project. Never go for it.
