β β β β β Updated review (21st Apr 2022): As my below update (March 2022) states about all the delays, the builder (Salarpuria Sattva) has again defaulted on the March 30 2022 timeline. Now even after doing the 100% payments for my unit, the CRM teams wants me to sign a letter (Please refer to the screenshot as below) which states that I will lose out all my rights to raise my voice against them for all the delays, mental agony. This letter was circulated by their own CRM team, just look at the clause marked in red, can you believe an A-category builder doing such cheap stuffs to save themselves, even though they are at fault. I wish there was a -ve rating which I could give here, please think 200 times before investing and trusting these crooked people. As far as I know, a buyer needs to sign on 3 main documents, Sale agreement, Possession letter and Sale deed (registration document), but here the Sattva's CRM team and Legal team has come up with new and innovative possession + undertaking which only saves their own loopholes and saves them for future. There is nothing for the buyer and no consideration from the builder's side at all. Their project is DELAYED, they have DEFAULTED on timelines, they won't pay any COMPENSATION, they wonβt consider any requests, they HAVE TAKEN 100% PAYMENTS, still we the owners need to sign on a CLAUSE losing our rights to FIGHT against these crooked people.
Updated review (March 2022): The builder had promised to deliver the flats by Dec 2020, even the official (on agreement) possession timeline was June 2021. It's been almost an year now and still the builder couldn't get an OC for the project/apartment. We have been fighting with the builder since last one year, but the management and CRM team are so irresponsible, they don't even bother to communicate anything to the owners. While sending demand letters they are super quick, but if you ask any questions or ask them to revert/respond to your emails, they become least bothered. The CRM team has few ill-mannered goons literally, they don't even have basic courtesy while talking to their own customers. On top of this, when out of helplessness we asked them to let us stay at least until OC comes, they circulated a letter (on white sheet of paper, not even company letter head), which says only if we agree and sign that we won't lodge a complaint against them with RERA & other competent authorities and won't ask for any compensation, then only we will be allowed to stay. This is how an A-category builder and brand like Salarpuria Sattva behaves and operates.

Still did not receive the OC although promised in June 2020...We are requesting a lot to the management for OC...When asked about OC to the sales team they direct us to go and ask the top people at the management....And if gone to reach the management they unnecessarily avoid us (the buyers) by telling that they are out of country.....
Lot many people are paying their rent through their hard earned savings at present places inspite of booking a flat in this so called GREAT AND REPUTED SALAPURIA SATTVA BUILDERS....
Please think once before choosing this flat....
This is not the voice of one but many others who are in the same position as myself....

recently i purchased a 3BHK Salarpuria sattva Opus from the landowner share flats for my own. Following are the reason why we went for this project-
1. For me the location was biggest positive. With metro station diagonally opposite to my flat, we (me and wife) can access most of the bangalore thru metro rail. Thus, saving lot of money and time in the coming years.
2. Itβs a very well made 280 flats projects, with all modern amenities and club house. I walked through 6-7 flats before choosing the right one. The quality and finish is superb.
3. We loved the layout of the flat. Space utilisation is very good. My wife loved the two row kitchen and hidden away from living room.
4. The builder had only few flats left, so i purchased from landowner. It is joint development project. The landowner's person Avinash and Rakesh are very professional. Patiently shown us lot of flats. Attended to us nicely.
5. Finally I got a good price from them, which I felt is value for money.
If you are looking in this locality to buy this is project to go for. I highly recommend it...

β β β β β Unprofessional behaviour of the builders staff, no one reveals the situation about OC, am following up from last 1year, when ever I call they will say OC will come by month end or first'week of next month but clever people are saying this from 2021 and only god knows the exact situation. It's just hype created about the builders think 100 times before investing and spoiling your mental health
