★ ★ ★ ★ ★ Do not invest your hard earned money,the quality of the work is poor and it is not worth for a property so far from the main road ,the cost per flat is ridiculous ....poor service and attitude from shell builders ,a guy supposedly the owner don't know the basics of etiquettes and was so weirdly rude !!!not worth it

★ ★ ★ ★ ★ We love it! Apartments are cute! If you have young kids, it's a good option. Lot of kids. Very nice play area with enough lights for kids to enjoy even after it gets dark and swimming pool. Very well maintained. Especially in the nights. It's beautiful. Lots of greenery and plants.
IMPROVEMENTS: Club house could be better with a Library as mentioned in their catalogue. Gym can be in a more private space. Earlier they had a plan of a bank which I don't think they have implemented. Maintainence is good but sometimes we see some things thrown like a flower or a milk packet in the parking. Not sure who does it maybe the housekeeping people. Strict orientation needs to be given to maintain a mindset of cleanliness to both residents and housekeeping. The pathway to the Apartment is a bit disappointing. We hope a road is constructed. Earlier there was a dry dump yard outside the apartment gate but now they have cleared everything and strictly prohibiting to not throw anything which is good!Quality of the Construction inside the apartment in some places also needs to be perfect here and there. The final finish has to be perfect and monitored.
Overall, love the gated living!

★ ★ ★ ★ ★ We have visited "Shell north property" and seen flat and builder person told price 62 lakh and later when we discussed on final negotiation on call with Mr.Parmod who is MD of Shell company (builder), he asked 66 lakh.It seems joke and height of comedy. When I asked a few days back, people bought the same floor and dimension flat for around 55 lakhs then he didn't have any word to say or answer my question and then he disconnected the call. At least the builder should respect his chair :)
The Flat is 3 years old (2018) and available on the ground floor was the delivery date of Rera.Builder is still struggling to sell out a flat even it's last unit as per builder god knows what's the truth :)

No use of one balcony on ground floor
More Mosquito and snake issue
Rera project delivery_2018 (3 year old flat practically consider resale value)
Society wall boundary with Football and Tennis court (Day and late night unbelievable noise )Society pathway (no road)
Outside Society (People make dumpyard)
So the conclusion is, it's not a good deal and doesn't worth 65 lakh which the builder is quoting, especially such kind of builder whose Md behave like a kid :)
