★ ★ ★ ★ ★ The property is a hype created by the marketing team as it lacks basic amenities like indoor badminton, squash no green space and small pool.
Club house should be at back side else its a privacy issue at enterance where visitors parking allowed.
The area looks like village ,towels hanging on shop the society gates.i had v bad experience as sales guy assured me good discounts and requested to visit site. I travelled 45 kms away on his words and then he didn't offer much discounts as assured on phone
.He said these are units surrendered by customers not able to pay due to pandemic and they increased prices( else why they demolished the marketing office) . Some other sales guy parked his honda city and blocked my car ? which wasted my 30 + mins.
Again after a month I had word with GM of this project and he assured me discounts. I told him clearly the last quote but even then he invited me to sobha office and there offered me inflated price...its like playing with the customers intentionally.

In view of my concerns regarding the time of possession in view all the COVID uncertainties, i was put through to senior member at SOBHA,Mr Ganesh.I must say in my last 2 weeks of talking to several reputed builders and marketing teams of various projects, it was the worst experience and gave me an insight into the culture at SOBHA.My request was whether the payment schedule could be altered.I understand that while addressing customer concerns you can be firm with what cannot be done
but Mr Ganesh was outright rude and arrogant.In a two minute conversation,the arrogance was palpable and just showed me how it is going to be if I buy a place with this 'REPUTED' builder

★ ★ ★ ★ ★ We have been following up with the concerned team for the last 45 days to get our token deposit back. Suraj & Hussain from Sobha - Kindly do the needful as we have been continuously following up with you.
Dec 6th - updating the status - we are still following up with Hussain & Suraj for the refund.
Finally on 23rd Feb i receive my refund !! and this was a long 5 months wait. So friends please think before you make the token amount. Sales guys ,they keep changing their words every day and are not so nice if you plan to pull back from it.

★ ★ ★ ★ ★ This project is not upto the expectations. It is delayed over a year & now being delivered. There are many flaws in the design. the location of the clubhouse is at the entrance, with absolutely no privacy for the users. There are no Palm trees planted to date despite the fact that the project is named Palm Court. The sales & marketing staff very evasive. the finance team are worst than loan sharks out to skim you.. The list is endless...

Flats are medium sized. But with good ventillation
