2stars for Good project plan, design & quality. But, 3 star less for very high pricing despite being not at a good location. Approach road is bad. Can't think of a reason why pricing is so agressive.

Project seems good but first read the legal documents via your legal advisor, please don't make any payment via cash or any type of card. Only via cheque that too when you agree to their terms in legal documents. They might lure you on card payment 50000 reward points we will get and all bla bla. Unless and until you won't agree to legal documents avoid payment.And that's true Nihar Sethi who has given a 5 star rating is the salesperson there and not a local guide

I visited the property twice to enquire about 1817 sq ft 3BHK flat. I found more cons than pros. 1. Kitchen is really too cramped. 2. Hall is small, no place for TV, dining space is small. I would not wish to compromise on the size of my 'Living Hall', just because I am getting a so-called Patio. 3. I did not like the floor finish. The floor finish even in the hall is mix of white ceramic tiles and wooden finish tiles. I wanted entire floor finish to be in white, but understood that it is not possible to change. I did not like this mixed-floor finish in my living and dining area. 4. The carpet area is just 66% of SBA. Really? why so small? This makes the overall living area small. While the proximity to ITPL is good from Sobha Windsor site, I think I cannot compromise on above points.

Pros: Patio balcony, quality of construction & flooring as shown in model flat. Cons: Aggressively priced considering possession of 2026 - 2027 for few towers, limited inventory as per sales personnel, quite far off from main Whitfield rd.

Beautifully decorated model flat, nice patio space but everything else is less spacious. For 1816sq.ft 3BHK, you actually get 1217sq.ft area for personal use. Kitchen is small. No much scope to include lots of cabinets. Living space although bright with glass windows it's small to entertain guests. Fit for small family only. Dining area is sandwiched between two bedroom walking space. One should crossover the dining table from master bedroom to get to other bedroom. Master bedroom in 3BHK doesn't come with walk-in closet for British architecture that they are boasting about. The neighbourhood is not developed yet. Small shops available, no malls or outlets like BB or restaurants found. Roads are getting wider but still might take few years. Not sure about other Sobha projects but this is just for looks. Actual living space you get is too less for 3bhk for such a high pricing.

Pros No doubt about this property, it really a good one. the concept of providing the English type of apartment is one of its own kind in Bangalore. The model flat is built superbly, like all the big builders do. Really liked the concept of patio balcony which is opened from 2 sides and huge windows. Good apartment layouts. Cons This has been priced very very aggressively considering it is at the launch stage. you will have to wait at least till 2026 (this is what sales team has told) but usually these dates are never met. This is not on the main road, so not sure why the pricing is so high. As soon as you leave your no. to the sales executive, they will start reaching out to you very aggressively saying please book the flat immediately as the price is going to be increased from tomorrow. and you should know that, once the booking amount has been given, it is very difficult to get it back. I have not faced it, but i got to know from other reviews posted by others experience. I'm going 2 stars because of the aggressive pricing and the approach road leading to the apartment. Please be wise enough to invest your hard earned money. and think from all the directions.

We are very happy that we have invested in this property. It’s just been an year that we booked and property appreciation is already high. The construction is going ahead of time. Already the basement structure is ready. The approach road also has been widened which is definitely added advantage. All the executive and management are very supportive. Specially Mr. Harish. He will pick up call whatever time you call and respond to your messages also immediately. They will always answers all your queries and also supported us on site visit. We were very happy to see the construction site yesterday and it is definitely gave us great positive response. Thank you to Sobha team. You are doing a great job.
