1. old Apartments built in 2008
2. Snakes come out every year in many
3. Electricity back up is erratic
4.Mobile signal of Wifi Fiber network cant be trusted
5. Leaking roof of underground parking
6. 4.60 Per Sq. mtr of maintenance fee every month
7. INR 5000 on entry and INR 5000 on exit from society
8. Broken pavements
9. Built on storm water drainage channel and sinking

★ ★ ★ ★ ★ Its peak of summer (May 2021) and Block A,B have electric wiring issues. We cannot switch on the air conditioner due to heavy load.
Water seepage (built over storm water drain)
Sanitary pipes get clogged (old complex)
Maintenance charges are the highest (Rs 5/sq. ft)
Residents have to pay Rs 5000 when they enter and Rs 5000 when they leave the complex (ridiculous and no reason given by RWA)
All 5 stars given by owners so they get more rent and are able to sell at a high price.

★ ★ ★ ★ ★ Its a colony built on storm water drainage channel. This is the reason why there is seepage of water from the ground. There are 3 BHK and 2 BHK flats here.
Lift is outdated
water seeps in the basement parking and ground floor houses
No availability of public transport
One one car per flat is allowed
Management is completely idiotic

★ ★ ★ ★ ★ This apartment is decent. It has all facilities available nearby. It is a safe place inside to leave in. Security is strong.
It has 3 Blocks (A, B & C). A& B are old construction over 18 years while C is bit new 15 years construction. 1/2/3/4 BHK apartments available inside.
A & B have ground floor while C block does not have ground floor. Ground floor flats does not have balcony so drying clothes is a problem.
Parking is available in basement & also in open.
C block has pipe gas too.
Society has two children parks, garden, sitting area, badminton court, indoor swimming pool, gym & club house. Ample open space available & it's a neat / clean place. Plumber, electrician, ironing facility available inside by society.
Sippage is there in some flats and basement parking.
Snakes do appear during rain.
Society charges both moving in and moving out charges of Rs. 5000/ for tenants and owner each time.
Stray Cat menace is a common problem here.
Power failure is very frequent in this society but generator backup is available.
Club house booking charges are very high. Maintenance is Rs. 4.6 per Sq ft.
I stayed in B-017 for over 4 years, the owner Jayabalan is a notorious person and even after vacating the flat I did multiple follow up to get my deposit back. He tried find unnecessary painting work damages to make money from security deposit. DO NOT TAKE THIS FLAT ON RENT.

★ ★ ★ ★ ★ Please be careful while renting out a flat in this apartment. I stayed in C-301 for three years.
- Upon completing 1 year, the owner started asking for 10% rise in the rent though it was 5% in the agreement. We somehow closed the matter because we didn't want to disturb our daughter's studies.
- An important electric component (in the common area) went off which owner didn't replace. We had to spend our own money.
- Before leaving the house, we had asked for the quotation from two different vendors for painting, cleaning and damages. But the owner cut 10k extra from the deposit.
- We had to spend a lot of money for grouting, replacing poor quality commode seats, LED bulbs, tube lights and also pigeon nets. The money-minded owner didn't bother to spend a single rupee.
- Two other tenants who left before us also had similar experience from their owners.
Please be very careful while renting out a flat here.
