★ ★ ★ ★ ★ We transferred Rs.50000/- As Token Money In The Account Of Sushma Buildtech Against The Booking Of 4bhk Flat In Sushma Grande, Zirakpur On 26/01/2022 At About 9.00 P. M. The very next morning we requested for cancellation of Flat And Refund Of Token Money but we didn't receive any response till now. We even visited Sushma Office for the refund and they ignored our request completely. Even after sending multiple mails haven't received any response from this builder

★ ★ ★ ★ ★ How do Sushma Buildtech and Sushma employees fraud and cheat on their potential clients.
I have booked a unit Elementa (Tower A unit 701, 1BHK, 630 sq. ft). However, they have taken my money and unit both and not refunding me.
1.I have sent three emails in three months to Prateek (who is a senior person at Sushma), Sheetal (who works in the CRM department at Sushma) and Mohit (who is a salesperson at Sushma), but I have not received any reply from them.
2.They have cancelled my unit without informing me and any notice or mail. Even their CRM team didn’t notify me regarding unit cancellation.
3.They have my mobile number, email and proper address written on the unit form filled, but they didn’t send any letter or notice to my home address.
4.Mohit (salesperson) said my unit was sold out; then later on he offered me the same unit at a higher price which is not ethical.
5.Mohit has sold my unit and made a profit, “greedy Mohit needs more money”, and cheated on their potential client.
6.I have requested Sushma Buildtech and Sushma employees to refund my money as soon as possible because I do not trust on them.
7.I would request other investors to be careful with Sushma employees. They will take your money and unit and won’t give you back.

★ ★ ★ ★ ★ They don't deliver what they promise. Very poor customer service. Structural quality and building finish not good. They expanding their projects without properly completing earlier projects ?
Suggestions:
1. Don't buy directly from them rather contact a good property agent
2. Don't believe what they say...get it written in agreement...take note of everything what they say and get it written in agreement.
3. They don't provide Generator set matching to the capacity they sell...thus when you pay for DG set check for its capacity is also mentioned....do your calculations too.
4. Access roads to projects not prepared by them neither arranged through Municipality...nk realtors/gilco etc are much better in customer care.
5. They ask for full payment and issue possession notice without providing building completion certificate which is a great concern. This must be mentioned in the buyer agreement.
Just Beware! They do delay projects too for eternity ? Their completed projects list as per their campaign materials is not correct.
Visit 2/3 times to any of its declared completed projects and discuss with the owners
