★ ★ ★ ★ ★ This review is not about the VaniVilas community but the B-904 flat we stayed in. Owner is Dodamani, he also owns 2 more flats in the same apartment.
The stay was for a little over one year and let me write what we went through which didn't seem accepted and unfair. if incase you are planning to rent out this flat, I want you to know what you are getting into please read what we faced-
1) 10% hike for YOY escalation (we wouldn't see this even for a commercial establishments)
2) Second set of keys were handed over after 1 month of constant asking and begging.
3) We weren't handed over the cupboard keys even after we kept asking throughout our stay.
4) Owner constantly keeps coming home to check on the home.( How legally right is this?)
5) We were shown someone else's parking place to park our car and we faced problems from the apartment management for this. We had to constantly ask the owner to arrange for vehicle passes(we got the vehicle passes after 9 months of the stay)
6) We were treated very unfair during the COVID lockdown and we were made to leave by increasing the rent even after we were given a word that there won't be a hike in the rent.
I am writing this review so that no one goes through what me and my family went through.

Breathtaking views from balcony- Nandi Hills in North, Yelahanka Air force station in North East, Yelahanka Lake in East, Ghati Subramanian in West, and Bangalore in South. Decent quality construction - use of special bricks means the apartment gets heated less in summers; definitely 5 degree than my previous stay in NCC Meadows. Excellent facilities- clubhouse, playarea, pool, gym, supermarket, visitor parking; Tennis court is not completed and don't expect it to be.
OC has been obtained; property registrations are done, property khata has been obtained by most owners.
There are some maintenance issues, which had crept in during builder to association transfer; a common phenomenon across Bangalore which gets resolved in time.

★ ★ ★ ★ ★ Don’t ever rent or buy any apartment here. The association people are the worst and trouble makers. So many residents are troubled by them . They have harassed elderly people as well threatening them. Faced big issues while moving out . They demanded huge money which is illegal and scared and shouted and threatened the packers and movers . Never get into this apartment.

★ ★ ★ ★ ★ Good society with greenery around and the amenities like children play area, gym, pool, club house are well maintained. Security system and maintenance issues are tracked via apps which gives transparency. When we have around 200 families living here we need to have certain rules and that seems to have irked few review posters.
