I had booked 2 coupons ( paying 1 lakh each ) in this apartment. They offered coupons for preferred bookings and the rates would be revealed and choices done on 11th October. I was one of the early buyers so I would get a choice as per my token number.
After about 15 days, I was shown sample flats. I was offered to pre-book paying more amount (about 5%) due to the COVID situation. This was on 20th September.
When I wanted to book, I was told that more number of flats were sold than my coupon number and all higher floor flats were in demand and were already sold.
I am surprised that the money that was taken to offer me a right of refusal, and a guarantee that my number would honored does not cater to its purpose. I was asked to choose from the remaining flats. While the sales person delivering the message was humble and well behaved, the decision of the management has left me through a deeply disappointing and cheated feeling.
While the reputation of the Vilas Javdekar group is good, incident like these can loose a reputation that generations have spent creating.
The money was taken , may as well be returned , but the trust and reputation that creates a word of mouth and recurring customer base can be lost over time.

★ ★ ★ ★ ★ This is going to be first project of VJ in East pune who is renowned builder in Wakad,Baner,Sus, Hinjewadi area. Going to be tougher competition for other projects in that area considering Carpet area,build quality, guaranteed possession delivery timelines and Competitive price VJ offers. Location of the project is at prime too. Let's see in how many days they get sold out ?

They have multiple teams handling different customer queries, which is impressive professional approach for customer handling I have seen rarely in real estate . Construction is also in full swing. So far so good.
