★ ★ ★ ★ ★ From last one and half year there is no proper basic facility which is required for home.
1 - water(not clean)
2 - electricity (no proper meter alloted) lumsum bill sending to flat owner.
3 - from last 2 yr they are saying we applied for oc & electricity(by govt) still there no conclusion for tht.
4 - False commitment by the cosmos group.
5 - There is no proper after sales service. Only flase commitment by builder.
6 - Always delay in all work.
So i would request dont buwork.y flat or any commercial.
Might be you loose your hard earn money.
Think twice before investing or buying.

★ ★ ★ ★ ★ It's basically hell place to live in.... No proper electricity....bulider doesn't pay bills to MSEB on time and residents are barring the consequences never buy property in cosmos legend, vinay unique imperia, midas Or Regalia.

★ ★ ★ ★ ★ There are major key factors that makes big no-no to invest in this property...
1) No OC... Builder had busted OC deadline 3 times... People staying in society since ages and no OC so far.
2) No meter connection: Resident's are in the building for more then 3yrs not meter connection. Builder charge residents with hypothetical amout for power consumption.
3) No municipality water: Bad water conditions since water supply in thru tanker. Residents say one can barely use it since it stinks. Washroom floor and amenities has bad stain.
4) Building enterence : Residence has around 700 flats with 15story building with total of 8 wing's just one gate. What if any emergency outbreaks. It's a huge concern.
This is not right place for investment

★ ★ ★ ★ ★ the building is ok but but the compound belongs from Vinay Unique. total 5 builders have built their buildings. all are 15 stored. but there is only 1 main gate. The work progress is very slow. All labour category people are staying in rent over there. The brokers are selling the flat by saying 2 main gates. but in actual it is not. Vinay unique has already started developing the shopping complex in other side(Link road side) and no gate will be there. so don't fall in trap. always purchase from a single builder property. the vinay unique has made all the mess.....His buildings looks like MAHADA property...so dont buy. i ll not rate even a single star to cosmos and vinay unique builder....they should be in underworld word money extortion kind of job. because their language is like that....cheap unprofessional fellows...

Employees are very lying with customers. They don't have proper knowledge about anything.
We falt owners still waiting for oc

★ ★ ★ ★ ★ Vinay unique service very slow and bad ..after sale no one help for documentation. One gate for all 5 building .open parking for car bike water issue .. last 3 year not received OC, No electricity. Don't buy property there .

★ ★ ★ ★ ★ There are 4 groups of construction Regalia, Vinay Unique Imperia, Midas and Cosmos Legend (Cosmos grup on construction) and building suppos to have 2 main enterence and this was conveyed when I bought a flat B1-1209 but now builder say there can only be one main gate and other side builder say there will be Shops... I don't understand how disaster management can approve such type on construction...there was fire outbreak in meter room of cosmos legend and fire brigade unable to manage to come since Vinay Unique Imperia people had parked 4 wheeler and 2 wheelers near the main entrance, Pathetic! I stay here since a year now, Water supplied are thru tankers and water smells really bad. My recommendation will be not to buy flat here. Its been a year still I didn't receive meter connection. So far builder send bills to all flat owner on a A4 size paper with invalid charges, No OC so far If I had any idea of all this things I would have never invested in this property.

★ ★ ★ ★ ★ Builder has not given amenities as promised, that it why it is so cheap 5.5K per sq ft.
Instead buyers should buy resale properties in BOLINJ area, Virar West, which is on Bolinj Agashi Road, since they are already constructed and having all the documents, with good value for money.
Mary Grace apartments and Yashodhan Apartments, is very centralized and therefore of much more utility (and peace of mind with proper documents / approvals, etc)
Apartment builders are behaving like typical goons, with lots of hidden costs involved, instead purchase RESALE properties in Bolinj Naka area and enjoy your life.
