Worst thing is threat that builder gives to its customer after taking all the payments. Anything you remind them to provide what was promiced then first it gets delayed later on when you ask again to provide then you will be targeted. Your name will be in the hit list of the builder. You will get phone calls with so many threatening sentences. He clearly says "me sagle payment gheun taklo, me maajhi flats bekun mokla jhalo, atta me tumhala kahin pan karu shakto[I have taken all the payments, I am free now by selling all the flats, now I can do anything with you]".

Sagar you are a builder, I saw your project you did not provided what promised. Instead you are adding fake reviews as well, Seema Kulkarni, Garuav Kulkarni and Rajendra Goli these are either your employees or relatives but not flat owners. Seema got free parking how? She did not buy any flat. She is your employee. As a builder you have sold all your 60 flats and hence you must provide two years maintenance which you are not providing properly at all and then you must form a society and do the conveyance deed. I listened your threatening statements also it was horrible how you can talk and threaten any customer? Why you are against society formation and deed? Why are you spreading fake news that you have formed society and opened account? You know all these incidences are going against your career. You may loose your reputations. Your ongoing projects like VITTHAL CAPITAL, VE Phase2 may get affected. Be a professional man.

Sorry !!! After so many follow up with you I am helpless here to write my experience about all your unprofessional behavior. Whenever I called you talked total nonsense. Please do not call me and ask to remove the review that I will not do because I can see lots of people are here adding fake review about your vtthal empire project. They are giving good ratings while you not deserve that. Seema kulkarni ,Gourav kulkarni and Rajendra goli got free parking while I am the owner and I am requesting you to allocate parking but you took money from me and gave parking to seema kulkarni and rajendra goli while she has not bought any flat. I have gone through social media profile of seema kulkarni and other fake reviews. You can not belie[jhuthla] it. When I checked then I found that she is your employee. Now you tell me why are you doing so? Why are you cheating honest people? You already punished 60 people by looting their money and giving flats worth rs 6 to 7 lakh. You have threaten me that you will give me surprise and entire society, you are a builder your duty is to develop the societies and handover it to the customer while you are always against the society formation and conveyance deed. So many amenities you have reduced without any customers knowledge. Generator, swimming pool and many big amenities are missing. All round walls are not their. Only two walls are their. Heavy trucks are going through society premises so much dirt and insecurity are there. You have stopped maintenance many times, right now also cleaning happens hardly once or twice a week.You always threaten that you will stop maintenance and also threaten that you will give us surprise. I want to ask are you going to murder us or are you going to snatch our flats?

A big Nooooooooooooooooo. A lots of promises we got at the time of purchasing the flat but now nothing here, No Park, No Solar Heater, No CCTV, No WiFi and no socially completion letter even. Builder is trying to do apartment dead but the promise he has given of society dead. Dirty environment and unprofessional Builder. Road is worst here.

Giving 1 star as there is no option less than this. Customers turns in to victim after full payment made. Customers are pray once caught cant get relief. 5 star given by people all of them not customers of this site. I am flat owner in Vitthal Empire Phase 1. Following is the mail I have written to AV Corporation. Followed with everyone (On Phone, Personally met and emails) to get issues resolved but nothing is happened. Dear Pawale sir/Marane sir, I will tell my experience living here. One fine day I was back from office late night completely exhausted. What I have found someone parked bike on the place where I use to get it parked almost 10-15 days. Then I have searched everywhere and parked my bike in open place. Then came to the lift which was out of order hence I have to take stairs then entered in flat and went to get fresh and there was no water to tap. One or two situations are getting repeated quite often. This is real experience I am sharing with you. As discussed with Pawale sir I am writing all issues I have faced and I am facing now. 1) First thing when I have entered in flat after completion I have noticed Exhaust fan of kitchen and electricity point are at the opposite side of kitchen window. Electrician quoted extra cost for wiring and fitment. (Writing this to show poor supervision and planning). 2) In bathroom water gets accumulated I have to wipe that water every time after using bathroom same thing with my gallery. Tiles slop is not proper. 3) Poor quality of drinking water. Bore water and Corporation water getting mixed in underground tanks which is making me to change filter membrane quite often. When this thing is going to be fixed up? Adding to this water tank is not getting cleaned on regular basis. 4) Drainage pipe quite often gets choked here what I have found you have not used PVC pipes below mesh which is causing accumulation of junk /wastes and same is the reason that water is getting leaked in flat no. B 401(Mr. Babasaheb Chate). ( Till date 4-5 times I have collected junk with my hand from the sink present in gallery and once in bathroom). 7) All walls paint getting damaged and peeled off due to water getting leaked from somewhere (Attached is image of one wall). 8) In kitchen also water flows opposite side of sink which results into heavy water accumulation at the opposite side of kitchen katta. 9) All rain water gets showered in my gallery which I have to close but pending completion certificate don’t allow me close it. When we will get completion certificate? Now it’s almost a year passed when I have started living here. 10) Parking is always an issue for me. As a sales person I am on frequent tours which make me to park my bike at stations. This result into someone takes my parking space. If I come late night then there is no space for parking my bike. (I am not that person who likes to fight for the thing which does not belong to me). At the time of booking I got promised with covered parking. I will not fight for specific location of parking but I am expecting any space on which I can say this is my parking space as people are saying who got parking allotment letter. Why I have not got parking allotment letter? 11) At the time of booking I got promise of branded lift. The installed is not branded one. It is quite often out of order. 12) After getting possession when I discussed with Mr. Pawale when society will get straight road which was shown and told before booking of flat, that time I got feedback of “don’t ask me” but same before booking was told to be ready soon.(I have to convince myself that, this is legal issue and will take time but I am writing this to show how things have changed before and after). 13) In toilet you have given poor quality of flush which stucks every time after use. 14) Door fittings are also very poor I cannot lock all locks at a same time. Expecting your feedback within 2 days.

It will be biggest mistake of your life if you will buy a flat of AV corporation. Unprofessional builder and his staff also, dirtiness, Unsafe, Not maintained, No ordination from Builder. Only fake promises, Nothing is in paper. Parking issue is the biggest one issue, No society Dead, No completion letter. Drinking water you can not drink because of its hardness, Due to mixing of Boring water & from last 18 month the tank of drinking water did not cleaned. after so many request of society members. Still some guys are giving him 5 star and support builder due to his selfishness. If builder giving you a flat free of cost, Still I am suggesting you to not buy.. it will be your biggest headache.

I request to you please do not invest in any project of Av corporation. It will be you biggest mistake of your life. Builder has 4lack rupees for expend in promotion of his all project but he has not any money for his building maintenance. Even the flat owes has been already given 2 years maintenance already. the most unprofessional builder in pune we have seen yet. Only face promises he can do. People, those has given 5 stars here they are his people and builder forced to give him to do the same.

Strict Suggestion. Please do not invest in any of the A V Corporation projects like Vitthal Nest, Vitthel Capital, Vitthal Empire etc. Its owner is Sagar Marne. His fake partner is Sandeep Pawale. Sandeep is his Brother In Law. Read almost 40 Vitthal Empire A and B buildings members experince: [ No Water, Mixed drinking with borewell water. TDS always above 300 No cleaning. No all round four walls are there. Only two walls. Legel case on the land for this project is going on so no clear title project. GAT no is not clear. No RERA no for A and B building while it is to be under RERA. Area for this project is not clear.Road for this project is not clear. Drainage system is not proper it is neither as per PCMC guidelines. Too much drainage leakage and smell. No gardnen. No swimming pool. No generator. No all lighitings work. Duplicatee equipments used. Committed all 60 members for parking but given only to the 8 to 10 members. At entrance many people met with an accident because of too much mud and stones at the entrance. Will attach image. Fake solar syatem. WIll attach image. Installed just for completion but still when you will chack online you will not see any completion even after 18 months of possession as this project has legal issues. People gets threatened by Local Gunda's when any cultural celebration happens in the A and B building premice. Sagar supports all the above said illegal activities and they say that And B building members are wrong because they are insisting for Sale Deed society formation and Completion. A and B buildings road which is societies premice area, Sagar is using this road for Heavy loaded trucks to dump their other ongoing projects garbage. Childrens and womens are not safe because no all round wall is there and heavy trucks keeps going on from within society premices. Sagar is planning to do an apartment deed[which means land will belong to Sagar and buyers will have only flats ownership and they will be kicked after 10 to 12 years.] Sagar is doing political game for avoiding the people from Sale Deed. His 3-4 members are part of the A and B building which Sagar pay some benefits[like some water tap, electricity work and money] to do a mess when people are trying to gather and going legal for a sale deed. These 3-4 members always convince the people by going door to door for Apartment Deed. Tank cleaning is done only once so far in 18 months. ] Sagar never talks like a professional person with any members who has paid him all the amount for the flat. These reviews we have collected from A and B building members soon will make a film and will try to show it over any news channel.
