Broker Brajesh (80500 16000) from Kolte Patil is a fraud and Kolte Patil not responding of any communication. Very bad experience i had with Kolte Patil. Please take action and help me to get my Money back.

MIRABILIS is Jonint-Venture of known builders from CREDAI Bangalore. Though it is suggestion that not to look for big or small name builder; some situation may arise and you may come to know that small builder is trustworthy, ethical than reputed one. 1) Don't pay any advance/booking amount : Verify project documents properly before making any payment (taking it's receipt). Get project details through RTI, even approach to Mahanagar Palika/Corporation (Govt Body) for knowing project legal status. Once you are satisfied about project, only then initiate booking. Otherwise once payment is made (with receipt) before Project verification, you will be indirectly forced for purchase under any circumstances, even if later you find problem in provided documents. Marketing people have skills to fool buyers, so don't follow their instructions; you will get blocked by giving advance amount which they will not return on any condition, even with presence of related clauses in their document. 2) Do Project Documents Verification first : Don't pay anything (booking/advance) or don't give post-dated cheque until document verification is done. Though clauses for amount refund and clauses for document check are mentioned, you may end-up loosing money or approaching court for getting your money back. Don't skip document verification considering known builder. File RTI, approach Govt Body for cross verification of provided documents. 3) Get sample of all documents first (before signing) and understand thoroughly: Before finalizing purchase & paying any amount, get Sample Booking Form, Sample Welcome Letter, Cost-Sheet and Agreement Draft, soft-copy or hard-copy. Even ask for sample of other documents where your signature will be required. Understand clauses mentioned in every document and get it understood from them (better through email or else email your understanding about clauses to them). For one thing, there may be various clauses on different pages/documents, so get clear idea about it, understand each clause properly. Especially understand cancellation clauses mentioned in Booking form & Welcome Letter; clauses for same purpose are not same in both of those documents. #) They have soft-copy or ready physical set of Project Document, which can be taken & verified before booking #) No clause for Project Document Check in mentioned in any document. So clear through email about Project Document Verification period & refund of money based on check. #) Clause for title clear is mentioned in Welcome Letter, but that is related to Land Document check written by Lawyer; Not Project Document check. #) Check condition mentioned in Commencement Certificate (CC) or any clearance given by Govt Body. Latest CC issued by Mahanagar Palika/Corporation has additional condition of HAL Height Clearance NOC as per new norms. CC may not be valid, until issue of HAL NOC. #) Check provided Project document set: few of the NOC are missing, few are expired, while few with only application for NOC is provided instead of giving actual issued NOC. #) Don't get fooled by Marketing people, they will say things from RERA which may not be actually. (RERA is new Real Estate Regulation) #) Purchasing from DRA as Land Owner may have initial price benefits. But for any problem/changes/request/complaint in future DRA will ask you to contact Builder; while Builder will not entertain you as payment made to DRA as Land Owner. NOTE: Don't take it lightly if they bounce your cheque (intentionally/mistakenly), because they will be penalizing you more for mistake/delay from you.

Easy to find location. Good parking facility is available. Security is nice and helpful. Good lift services are available. Liftman is cooperative. Entire building is clean maintained. Well behaved people. All employees are well mannered and professionals.

Finally ,after an year got the refund cheque for the property I had booked and cancelled last March due to covid.(at exente electronic city) . Very unprofessional builder with Wrong commitments. They deducted 60 k out of the 2.5 lakhs paid as booking amount citing some clause in the bookingn.even though. I agreed for the deduction I had to follow up for an year to get the money back.Had to finally complaint to consumer forum to get the money back.

Very reputed Builder. Maintaining construction quality with reasonable pricing. There office is in the estates building tenth floor. Only two lifts go to tenth floor & other will go to ninth floor.
